Concrete flooring FAQ
Twenty-one questions, answered the way we would answer them at the counter: coating costs ($4 to $15 per square foot depending on system and project type), timelines (2 to 14 days for most projects), scheduling and lead times, what surface preparation actually does, and where epoxy, polyaspartic, polished concrete, and decorative overlays stop being interchangeable. The answers come from over 20 years pouring and finishing concrete and 3 million-plus square feet our craftsmen have installed.

Browse FAQs by service
Each service carries its own FAQ page with 15 to 25 detailed questions on cost, process, durability, and maintenance. Coatings buyers can dig into epoxy flooring, garage floor coatings, and polyaspartic coatings. For finished slabs and decorative work, see polished concrete, decorative concrete, stained concrete, stamped concrete, and concrete overlays. On the flatwork and structural side, we answer the common questions about concrete driveways, concrete patios, concrete flatwork, concrete repair, concrete leveling, and barndominium slabs.
General questions
What types of concrete flooring services does Bel Covo offer?
We install epoxy floor coatings, polyaspartic coatings, polished concrete, concrete staining (both acid-based and water-based), decorative overlays, concrete sealing, and concrete repair and resurfacing. On the flatwork side, we pour driveways, patios, garage slabs, sidewalks, interior slabs, and commercial flatwork.
The distinction that matters: we handle both the slab itself and the finished surface. Most coating companies start their work after someone else pours the concrete. We control the process from pour to polish, which is the foundation of our Pour-4-Polish approach.
Can you coat or polish any concrete slab?
Almost any structurally sound slab can receive some type of coating or polish. The slab condition determines which systems are viable. Factors we evaluate include moisture vapor transmission rate, existing coatings or sealers, crack patterns, spalling, surface contamination from oils or chemicals, and overall flatness.
We evaluate every slab before quoting. This step is not optional in our process because recommending the wrong system for the slab condition is how coatings fail within the first two years.
What areas does Bel Covo serve?
We are headquartered in Prague, Oklahoma, and our craftsmen serve communities across Oklahoma, Arkansas, Missouri, western Tennessee, and surrounding states. Our home territory covers Oklahoma City, Tulsa, and the I-44 corridor cities between them. Same crew, same process, whether the job is ten miles from Prague or a couple hours out.
Farther out just means a mobilization line on the quote, not a different standard of work. That cost is itemized, not folded into the price where you cannot see it.
Does Bel Covo work on residential and commercial projects?
Yes. Our project history includes Fortune 500 distribution centers, manufacturing plants, restaurants, breweries, churches, motorcycle dealerships, and private garages. Same tools, same materials, either way; what changes is the scale and the schedule, so we keep residential and commercial booked on separate calendars and neither one waits on the other.
Pricing questions
How much does concrete floor coating cost in Oklahoma?
Residential garage floor coatings typically range from $4 to $12 per square foot depending on the coating system, surface preparation required, and project size. Commercial projects may range from $3 to $15 per square foot.
Every project is different because slab condition, number of coating layers, square footage, and travel distance all affect the final price. Our online quote calculator gives you a project-specific estimate in about two minutes based on actual installed project data.
For detailed cost breakdowns by service type, see our epoxy flooring cost guide.
Can I get an instant price estimate?
Yes. The Bel Covo quote calculator returns a project-specific price range in about two minutes. Select your service type, enter your square footage and project details, and the system generates a price based on our actual installed rates. No waiting for a callback. No sales pressure. The estimate is yours to review on your own time.
Why do prices vary so much between contractors?
Three factors account for most of the price variation in concrete flooring: surface preparation method, product quality, and whether the contractor uses employees or subcontractors.
A contractor quoting $2 per square foot for a garage floor is almost certainly skipping mechanical grinding in favor of acid etching (a process that does not create the surface profile required for long-term adhesion) and using a single-coat consumer-grade product. A contractor quoting $8 to $12 per square foot is likely diamond grinding the surface, applying a multi-coat professional system, and standing behind the work with a real warranty on their workmanship.
The cheapest floor coating is the one you only install once.
What factors affect my project cost?
The primary cost drivers are: square footage (larger projects have a lower per-square-foot cost), slab condition (damaged or contaminated slabs require more preparation), coating system (a basic solid-color epoxy costs less than a metallic or flake system with polyaspartic topcoat), number of coats, and travel distance from our Prague, OK headquarters. None of these is negotiable away; a bid that ignores one of them is usually a bid that gets revised once the crew sees the slab.
Process questions
How long does a concrete floor coating project take?
Most residential garage floor coatings take two to four days from start to finish. Polished concrete runs three to seven days depending on the level of aggregate exposure and gloss. Commercial or industrial work can take one to three weeks.
Bel Covo quotes typically include a specific timeline based on your slab evaluation. Read our full process walkthrough for details on what happens at each stage.
What is surface preparation and why does it matter?
Surface preparation is the process of mechanically profiling the concrete so the coating bonds permanently. Methods include diamond grinding, shot blasting, and scarifying. The goal is to create a rough texture at the microscopic level (measured as a Concrete Surface Profile, or CSP) that gives the coating something to grip. A correct CSP number alone does not prove the slab will take resin, so we confirm absorption too: water dropped on the prepared surface should darken and soak in within about a minute, not bead up.
Preparation accounts for roughly 80% of coating longevity. A poorly prepared slab is the single most common reason coatings peel, bubble, or delaminate within the first two years, and it is almost never visible on the day the job finishes; it shows up eighteen months later when the customer calls a different contractor to ask what went wrong. This is why we spend more time on preparation than on the coating application itself.
Do I need to move everything out of my garage before coating?
For most garage floor projects, yes. We need clear access to the full floor area for grinding, coating application, and curing. Plan for two to four days where the space is unavailable. For large commercial spaces, we can sometimes phase the work to keep part of the facility operational. We discuss logistics during consultation and provide a specific preparation checklist.
What is the difference between epoxy and polyaspartic coatings?
Epoxy is a two-part resin system that cures over 24 to 72 hours, producing a hard, chemical-resistant surface. Polyaspartic is a faster-curing aliphatic coating that can be walked on in hours and driven on the next day. Polyaspartic also resists UV yellowing better than most epoxies, making it the preferred topcoat for spaces with sunlight exposure.
Many professional systems (including ours) combine an epoxy base coat with a polyaspartic topcoat to get the adhesion and build of epoxy with the UV stability and fast return-to-service of polyaspartic. Read our detailed comparison in Polyaspartic vs. Epoxy: Which Garage Floor Coating Lasts Longer?
Scheduling questions
How does scheduling work at Bel Covo?
Price your project first: the online quote calculator returns a project-specific estimate in about two minutes. When you confirm your quote, you tell us the timeframe that fits, anywhere from ASAP to no rush, and we build the schedule around it.
From there our office reaches out to set your install window. Customers with an accepted quote can also request a specific window through the customer portal, and we confirm it or offer the closest open week.
How far out is Bel Covo booked?
Our crews are typically 3-6 weeks booked at any given moment. Residential and commercial work run on separate calendars, so a large commercial job does not push back a garage floor.
Telling us your timeframe when you confirm your quote helps us place you in the earliest window that fits. If your project is urgent, say so; if it can wait, that flexibility usually earns you first pick of dates when a window opens.
Can I pick my install date?
You pick the timeframe and we confirm the dates. When you confirm your quote you choose the window that fits your project: ASAP, this month, next month, 2 to 3 months, or no rush. Our office then contacts you to set the specific dates, and customers with an accepted quote can request an install window through the customer portal.
Weather and concrete cure times can shift a schedule, so a person confirms every date rather than an automated calendar. That is a feature, not a bottleneck: the same judgment that moves a pour ahead of a storm is the judgment that keeps your floor from being rushed.
Maintenance questions
How do I maintain a coated concrete floor?
Routine cleaning with a neutral pH cleaner and a microfiber mop or auto-scrubber. Avoid acidic cleaners, bleach, and solvent-based degreasers; these degrade the topcoat over time.
For commercial floors with heavy traffic, periodic recoating of the topcoat layer is what buys you the extra years instead of an early tear-out. We leave every project with maintenance instructions specific to that floor, because epoxy, polyaspartic, and polished concrete each want to be cleaned differently, and the wrong cleaner is a slow way to undo good prep work.
How long do concrete floor coatings last?
Properly installed epoxy and polyaspartic systems last 10 to 20 years in residential settings with normal use. Commercial and industrial environments with heavy traffic, chemical exposure, or thermal cycling may see 5 to 15 years before recoating.
The two biggest factors in longevity are surface preparation quality and choosing the right system for the environment. A garage floor coating and a commercial kitchen coating are not the same product, even if they look similar in a brochure.
Commercial and industrial questions
What industries does Bel Covo serve?
We have installed concrete floors in distribution centers, manufacturing plants, commercial kitchens, restaurants, breweries, taprooms, retail stores, auto dealerships, motorcycle dealerships, churches, veterinary clinics, cannabis dispensaries, aviation hangars, warehouses, and agricultural buildings. If the building has a concrete floor and needs it coated, polished, or poured, we have likely done a project like it.
Can coatings handle chemical exposure in industrial settings?
Yes, but the system selection matters. Standard epoxy handles most common chemicals: oil, grease, gasoline, brake fluid, and general cleaning agents. For environments with concentrated acids, solvents, or caustic chemicals (common in manufacturing and food processing), we specify novolac epoxy or vinyl ester systems rated for those specific exposures. We ask about your chemical environment during the quoting process because the wrong system in the wrong environment is a coating failure waiting to happen.
Residential questions
Does Bel Covo pour new concrete or only finish existing slabs?
Both. We pour concrete driveways, patios, garage slabs, sidewalks, interior slabs, and commercial flatwork. We also finish existing slabs with coatings, polishing, staining, and overlays.
Handling both the pour and the finish is our core differentiator. Most coating companies inherit someone else’s mix design and someone else’s cure schedule and hope it was done right; we set both ourselves, so a decision made at placement is already made with the finished floor in mind. That integration is what we call Pour-4-Polish.
What is the difference between concrete staining and dyeing?
Acid staining uses a metallic salt solution that reacts chemically with the minerals in concrete, producing translucent, variegated color that becomes part of the slab. Results are unique to each floor because the reaction depends on the concrete’s mineral content.
Water-based staining uses pigments carried in a water solution that penetrate the surface without a chemical reaction, offering more consistent and predictable color. Concrete dyeing uses ultra-fine pigments dissolved in a solvent or water carrier for even more uniform results; it is often used in polished concrete to add color before final polishing passes.
What is a grind-and-seal floor?
Grind-and-seal is a process where the concrete is ground with diamond tooling to smooth the surface and expose a controlled amount of aggregate, then sealed with a topical sealer (acrylic, polyurethane, or epoxy) to protect it and add sheen. It produces a similar look to polished concrete at a lower cost and works well for retail spaces, basements, and residential areas where a refined concrete aesthetic is desired without the full mechanical polishing process.
