Concrete subcontractor: one sub from pour through finish

Most GCs have lived through the same handoff: the pour crew leaves, the finish crew shows up weeks later, and nobody on site can say for certain why the coating won’t stick. Bel Covo removes that gap by serving as a single-source concrete subcontractor, handling both the pour and the finished surface under one contract since 2004. We’ve installed over 3 million square feet across commercial, industrial, and residential projects, including Fortune 500 distribution centers, retail chains, and barndominium builds, under a framework built from what happens when the pour and finish get treated as separate problems.

Why do GCs and builders choose a single-source concrete sub?

The pouring crew optimizes for structural minimums and moves to the next job. The finishing crew shows up weeks later and inherits whatever the pour left behind. If the flatness is off, the finishing crew grinds longer. If the mix was wrong, the coating bonds poorly. If the curing compound is incompatible, the finish fails six months after closeout, and by then the pour crew is three jobs down the road.

You absorb the cost of that disconnect: change orders, schedule delays, and a dispute between two subs pointing at each other over whose work caused the problem. The GC ends up mediating a fight that should not exist.

When one subcontractor controls both the pour and the finish, we engineer the slab for the floor it will become. There is no handoff gap and no argument about who owns the result: one scope of work, one schedule, one written warranty for the installation workmanship.

What is the SPEC framework?

Every Bel Covo pour follows the SPEC framework: four disciplines that determine whether a slab will accept a polished, coated, or overlaid finish without remediation.

Set (Subgrade Preparation). Compaction verification, moisture vapor barrier placement per ACI 302.2R guidelines (poly directly under the slab, not beneath a gravel layer), and subgrade density testing before concrete arrives. Differential settlement and moisture transmission failures start here, not at the surface.

Vapor barrier goes directly under the slab, not beneath gravel

ACI 302.2R requires the poly membrane against the concrete. Gravel on top traps moisture indefinitely and causes coating failures months after closeout. Verify your pour sub's MVB placement before the truck arrives.

Portland (Mix Design). Cement content, aggregate selection, and admixture packages specified for the intended finish. A slab destined for mechanical polishing needs higher cement content and finer aggregate than one receiving an epoxy coating. We spec the mix for the finish, not the structural minimum.

Even (Flatness Specification). FF/FL numbers specified to match the finish tolerance: FF 35 minimum for polished floors versus the FF 25 that structural code allows. Flatness is not the same thing as smoothness, and a pour sub who conflates the two is the pour sub whose slabs your finishing crew complains about. We measure and verify flatness before the crew leaves the slab.

Cure (Curing Protocol). Curing compound selection that is compatible with the intended finish. Standard curing compounds create a membrane that blocks coating adhesion and densifier penetration. We use dissipating cure compounds or wet-cure methods that protect the slab without leaving residue the finish has to fight through.

Use SPEC as a qualification checklist for any pour sub

If your current pour sub cannot answer questions about Set, Portland, Even, and Cure, the slab is being poured without the finish in mind.

What types of projects does Bel Covo handle?

Commercial general contractors

Distribution centers, retail buildouts, restaurant and brewery spaces, manufacturing facilities, office buildings, and institutional projects. Over 3 million square feet installed, including Fortune 500 facility programs across multiple states. Our commercial work covers polished concrete, high-performance epoxy systems, polyaspartic coatings, decorative overlays, and industrial sealers; the right system depends on traffic load, chemical exposure, and the appearance standard your client expects from the finished floor.

Residential builders

Custom homes, spec homes, and multi-unit developments. Garage floor coatings, interior polished concrete, patio overlays, and decorative staining. For builders who include finished concrete flooring as a standard feature or upgrade option, we offer builder program pricing that makes the upgrade profitable for both parties.

Rural and barndominium builders

If you are building barndominiums, shouses, or post-frame homes on acreage, the concrete scope is often the largest single trade on the project. A 40x60 barndominium slab with a finished floor has a price that depends on the finish specification. We spec and pour the slab to finish-ready tolerances from the start, so the finishing pass is grinding a floor built for it instead of fighting one that wasn’t. Get the pour and the finish quoted together.

Rural projects benefit the most from a single-source sub because mobilizing two separate scopes to a remote site adds real cost and scheduling friction. One mobilization, one specification, one result.

What do GCs care about most in a concrete sub?

We have worked with general contractors on over 300 completed projects across six service categories, so we know what keeps the job running and what creates problems. Here is how we address the four concerns we hear most often.

Does Bel Covo meet schedule commitments?

We document pour dates and finish dates in writing. We staff our crew to support the timelines we quote, not the other way around. If weather or site conditions create a delay, we communicate it the same day with a revised schedule, not after the fact. For repeat builders, priority scheduling locks in crew availability to help keep your project on track.

Clean jobsite

Our crews leave the work area broom-clean at the end of every day. Industrial vacuum systems pull grinding dust at the source; the air on your job site stays breathable and the dust does not migrate to adjacent trades. We contain and remove coating materials. Off-site disposal, every time. Your superintendent should not have to chase our crew about housekeeping.

Communication

One project contact from bid through punch list. Not a sales rep who disappears after the contract is signed. Our project contact answers the phone during business hours and aims to return messages the same day. We prioritize proactive progress updates so you hear about changes from us before you have to ask.

Workmanship coverage

Because we control both the pour and the finish, the warranty is for both phases of the work, not just the surface treatment. Split that scope across two subs and a workmanship claim turns into an argument about who caused it; a superintendent should not have to referee that argument on someone else’s job. Terms are documented in your written estimate.

One company standing behind pour and finish

No finger-pointing between pour sub and finish sub. One warranty for the whole job, one phone number, one company that answers it.

How does a project work with Bel Covo?

Step 1: Scope Review. You send us plans, square footage, and the intended floor finish. We return a preliminary scope and budget, typically within two business days.

Step 2: Site Visit and Final Bid. For projects over 2,000 square feet or with non-standard conditions, we visit the site to verify subgrade conditions, access, and logistics. Final pricing is fixed, not time-and-materials.

Step 3: Scheduling. We coordinate pour dates and finish dates with your project timeline. For phased projects, we stage our work around your framing, MEP, and other finishing trades.

Step 4: Execution. SPEC-controlled pour, curing period, then finish application. One specification governs every step from subgrade preparation through the final coat, so the finishing scope starts with a slab that was built for it rather than a slab the finishing crew has to fight. Your superintendent has one contact throughout.

Step 5: Closeout. Final inspection, punch list walkthrough, and warranty paperwork for the completed work delivered at project completion.

What is the Bel Covo builder program?

For builders who run 3 or more projects per year with us, the builder program adds volume pricing, priority scheduling, dedicated crews, and workmanship paperwork.

Volume pricing tiers. Project pricing improves as annual volume increases. Tiers are based on cumulative square footage, not individual project size, so smaller projects still benefit from the relationship.

Priority scheduling. Builder program members get first access to crew availability. Lock in dates weeks in advance so your construction schedule does not depend on our open slots.

Dedicated crews. For builders with consistent specifications, we assign the same crew to every project. Your superintendent learns one team, and that team learns your standards.

Workmanship paperwork. The warranty for the completed work is delivered at closeout and stays with the property records, so the homebuyer or building owner has the same paperwork the builder did.

GCs and builder-operators in regions outside our direct service radius who want to run the Bel Covo brand in their own market should look at our territory operator program. Qualified shops get the SPEC framework, the training, and the brand systems under a licensed partnership, not a referral handoff.

Frequently asked questions

What services does Bel Covo provide as a concrete subcontractor?

We handle every concrete flooring scope from slab placement through finished surface. That includes new concrete pours, polished concrete, epoxy and polyaspartic coatings, concrete overlays, staining, sealing, and repair. The key difference is that we control the pour and the finish under one subcontract governed by one engineering specification, so GCs deal with one scope, one schedule, and one written warranty for the installation workmanship.

What areas do you serve as a subcontractor?

We are headquartered in Prague, Oklahoma, roughly 75 miles east of Oklahoma City. Our craftsmen serve communities across Oklahoma, Arkansas, Missouri, western Tennessee, and surrounding states. We regularly travel to projects throughout our service region, and our mobilization pricing is transparent and distance-based.

How do I get a bid from Bel Covo for a commercial project?

Contact us directly at (888) 852-3528 or through the contact form on our website. Provide the project address, approximate square footage, intended floor finish, and your construction timeline. We typically return a preliminary scope and budget within two business days for standard projects.

Do you carry general liability and workers' compensation insurance?

Yes. We maintain general liability coverage, workers' compensation insurance, and can provide certificates of insurance (COIs) for any project. We can also name your company or project owner as additional insured on our policy. Contact us and we can typically have COIs to you the same day.

Can you match our construction schedule for phased projects?

Yes. Phased work is standard for us. We coordinate pour schedules and finish timelines around your framing, MEP, and finishing trades. For repeat builders, we offer priority scheduling that locks in crew availability weeks in advance to help keep your project on track.
