How much does polished concrete cost in Arkansas?

Polished concrete cost in Arkansas comes to $3.83 to $6.25 per square foot on our price list, setup included. Our standard salt-and-pepper polish sits at the bottom. Here’s what whole floors run at a few common sizes, before the drive cost:

Each total runs from a base polish up to a floor with every option. A small floor can land above the per-foot range at the top, because the setup is spread over fewer square feet. Bigger floors cost less per square foot. Hauling the grinders in and setting up costs about the same on a small floor as on a big one. A big floor spreads that cost thin.

A basic warehouse grind-and-seal is ground to 400 to 800 grit and then sealed. We price it per job. The cost turns on how many passes your slab takes, so we want to see it first.

Does the price change across Arkansas?

Not the price per square foot. We use one price list across the state. What changes from place to place is the kind of job, the slab, and the drive. We run polished concrete jobs from three teams: NW Arkansas up I-49, Eastern Arkansas on I-40 through Forrest City, and Texarkana in the southwest corner. Our Memphis team takes West Memphis and Paragould.

NW Arkansas

This covers Bentonville, Fayetteville, Rogers, Springdale, and Siloam Springs. Polished concrete in NW Arkansas leans toward high gloss and decorative floors. That comes from Walmart vendor offices, old Bentonville and Rogers buildings turned into shops, and new barndominiums (metal buildings people live in) out in the Ozarks. Slabs up in the Ozark hills often sit right on rock. They tend to grind clean and polish fast.

Central Arkansas

This covers Little Rock, Conway, and North Little Rock. Our Eastern Arkansas team comes over from Forrest City, about 95 miles east, and pairs these jobs with other work nearby. Most of it is commercial. A 600 square foot home floor on its own may not be worth the trip, so we try to pair it with other jobs in Pulaski or Faulkner County.

Eastern Arkansas

This covers West Memphis, Forrest City, Jonesboro, and Paragould along I-40. Delta work leans toward warehouse floors, from I-40 trucking hubs to West Memphis distribution buildings. Those keep prices lower. The ground here is expansive clay, which swells when it’s wet and shrinks when it dries. So a new slab more often gets post-tension cables (steel cables pulled tight inside the slab) and thicker edges. That pushes the pour cost up.

Southwest Arkansas

This covers Hot Springs, Texarkana, and Arkadelphia, from our Texarkana team. Hot Springs sits 130 miles from Texarkana. So on a smaller Hot Springs job, we try to line it up with other work in Garland or Hot Spring County.

Three things make one Arkansas floor cost more than another. The first is the job. NW Arkansas showrooms and barndos often go to 1500 grit or finer. Eastern Arkansas warehouse slabs usually stop at 400 to 800 grit. The second is the slab. Ozark slabs poured over rock grind clean, while Delta slabs on expansive clay take more prep. The third is the drive on floors under 1,500 square feet, where our trip is a bigger share of the bill.

How do the polish options work?

Every floor we polish in Arkansas is a Slab Boss Polish. The shape of your slab on the day we start grinding sets most of the labor hours. It also sets how fast we wear out diamonds. The base build works on any slab. Two options decide how refined the floor gets, and each one is its own line per square foot in the quote calculator.

What comes with the base build?

The base build is the full polish on a slab that’s already there, no matter who poured it. We grind, hone, put down one coat of hardener (densifier), and polish. Most existing buildings land here. The floor work starts at $3.58 per square foot. Some slabs need extra grinding passes. An unknown mix does it. So does acrylic curing compound left on top, or a floor that falls short of 25 on the ACI 117 flatness scale. That flatness number shows up on bids as FF.

What do the two options add?

A quick way to pick:

• Want a tighter, more even look? Add Grout and Cutback. You get the grout coat and the cutback together.
• Want a higher shine that holds up in a showroom? Add the second hardener coat.
• Want color? Dye is its own line, at $0.70 per square foot.

These are floor-work rates only. The range above includes setup. A single rate can sit a little under it. Your price is the base plus the options you pick. Not every slab can take every option, so we look at yours first. A slab we poured through Pour-4-Polish is built for all of them.

What drives your final price?

Five things set where your floor lands in the range.

1. Slab condition. This is the biggest one. Acrylic curing compound, tile glue, or a floor that falls short of 25 on the ACI 117 flatness scale each add passes.

2. Grind level. Our standard cut is already in the price. Cutting deeper toward full stone exposure is billed by the hour. Cream polish is rare and works only on a very flat slab.

3. Square footage. The price per square foot drops past 2,000 square feet, and again past 5,000.

4. Options you add. The options table above lists each one.

5. Site prep. Crack repair past the standard, joint fill, a moisture fix for a slab that fails ASTM F1869, and old coating removal each go on top of the base. We strip old floors before we polish, from Bentonville shops to West Memphis warehouses. That means old wax, worn epoxy, paint, and VCT tile with its black glue. Taking up VCT and its black glue runs $2.60 a square foot. Glue, paint, or an old coating left on the slab comes off at $1.80 a square foot. And polish ends the strip-and-wax cycle. Once the VCT is up and the slab is polished, there’s no wax to strip again.

What does an Arkansas polish quote include?

Why does one Arkansas quote look cheaper than another?

Grind level. A bargain “polished concrete” quote may only buy a 200-grit honed floor, not a 1500-grit polish. The Concrete Polishing Council calls anything under 800 grit honed.

Hardener. Lithium silicate holds up to wear better than sodium or potassium silicate.

Pass count. A high-gloss floor takes 7 to 9 passes, each with a finer diamond. Shortcut bids count 4 or 5.

Honest prep. Standard repair and prep come in our base quote. Anything past normal limits gets called out before you sign.
