Garage floor coatings in Oxford, Mississippi
Garage floor coatings in Oxford, Mississippi run $8.55 to $10.39 a square foot for a chip-flake floor with a polyaspartic topcoat. Oxford garages live hard lives. Summer humidity pushes moisture vapor up through the slab. West-facing doors push the inside past 120 degrees in August, and January cold snaps drop the same garage into the 30s. Then road salt off Highway 6 tracks in from November through February. A garage floor coating done right seals the slab and shrugs all that off.
Crews dispatch from our North Mississippi team across Lafayette and Yalobusha counties inside a normal work day. Skip the coating, and a bare slab dusts, stains, and pits in a couple of seasons. A big-box DIY kit does worse. It can fail to hot-tire pickup the first time the car comes home from a 95-degree afternoon on the asphalt. Our Mississippi garage floor coatings page covers the rest of the state.
What does a coating cost on an Oxford three-car garage?
A two-car garage, about 400 to 500 square feet, comes to $4,000 to $4,900 with a full chip-flake build, before the drive cost (our trip to your house). Three-car garages and detached outbuildings on Lafayette County custom homes run 600 to 900 square feet, and at 750 square feet the floor lands $6,500 to $7,950 before the drive, depending on the spec. A small floor runs above the per-foot range, since setup spreads over fewer feet.
Which build fits which floor?
We price the shop-bay build per floor, once we’ve seen the slab.
- Chip-flake with a polyaspartic topcoat: $8.55 to $10.39 a square foot.
- Epoxy plus polyurethane stack at 30 to 60 mils for a heavy shop bay: priced per floor.
- Moisture barrier, needed when the calcium chloride test reads over 3 pounds: $1.80 a square foot.
- Slab repair on spalled edges, moving cracks, or wet spots: its own line, so the prep cost isn’t buried in one per-foot number.
Why does polyaspartic beat epoxy on a custom-home garage?
Polyaspartic cures fully in 24 hours in normal Lafayette County weather, and it holds its color in garages that face south or west and take the afternoon sun. It reads 90-plus on the Shore D hardness scale. The cured film flexes through hot summers and cold winters without tiny cracks. And it can keep its gloss through 10 years of sun. A cheap epoxy turns yellow and loses its new look inside two summers.
For most Oxford home garages, we spec a full 18 to 25 mil polyaspartic build. It gets a chip-flake broadcast and a clear topcoat that stands up to the sun. The flakes add grip, hide small flaws in the slab, and give the floor a finished look under garage LED lights.
This is our RESA Flake floor, chip-flake with a polyaspartic topcoat, at $8.55 to $10.39 a square foot. RESA stands for resin-encapsulated seamless aggregate. That just means we throw color flakes into resin until it won’t take more, then seal them under a clear coat. The standard build is epoxy under a urethane top, and it’s best indoors. Polyaspartic is the premium build and our garage pick, because it cures fast and shrugs off hot tires. Most custom-home owners here who plan to keep the floor pick it once they hear the trade-offs.
How does hill-country clay affect a garage coating?
The clay-loam soil across Lafayette County swells with rain and shrinks in dry spells. A slab poured on poorly packed ground cracks along the lines of that movement. When a garage slab hairlines in year three, the ground under it was almost always never packed in lifts. Those cracks follow the ground. They aren’t a coating failure.
Before we coat an existing Oxford slab, we walk the cracks. Some have stopped moving, and some haven’t. Hairlines under 1/16 inch that have stopped get filled with a moisture vapor barrier epoxy mortar, and then the coating goes on. Moving or wider cracks usually need slab repair, priced on its own line, before any system goes down.
Moisture testing when a Lafayette County slab raises a flag
A Lafayette County garage slab gives off vapor 12 months a year. We look over every slab, and a warning sign means a moisture test. The test has to sit 24 to 72 hours, so plan a little extra time. It costs a small fraction of a redo. If your slab needs one, or you just want one, it shows as its own line on your Oxford quote.
What does a Sardis Lake shop bay need?
Outbuildings on the lake roads near Sardis and out in rural Lafayette County do a different job than an attached garage. So the spec changes. Shop bays of 800 to 1,500 square feet hold tractors, ATVs, boats, and sometimes a workbench that sees acetone, gear oil, and battery acid every week. We spec these as a full epoxy plus polyurethane stack at 30 to 60 mils, with a chemical-resistant topcoat. We pair the floor with a slab poured thick enough for the load.
On a new shop near Sardis Lake, the slab itself runs $5.32 to $15.61 a square foot. We pour it 5 to 6 inches thick, with welded wire or a rebar mat per the engineering spec. A 15 mil vapor barrier goes on the ground under it. We place the control joints to handle shrinking, without cutting through the parts that get a finish. Pouring and coating on one contract is our Pour-4-Polish method: one spec and one company answering for it, from the dirt to the last topcoat.
