Garage floor coatings in Tupelo, Mississippi

Garage floor coatings in Tupelo, Mississippi run $4,400 to $5,400 for a two-car garage of about 500 square feet, before the drive cost. That’s a flake floor, the kind most home garages get. Shops and barndo bays get tougher builds. A good garage floor coating seals out damp, handles heat and cold, stands up to hot tires, and mops clean in minutes. We work across Lee, Pontotoc, Itawamba, and Monroe counties.

Why Tupelo garages are hard on coatings

Tupelo garages take a beating. Summer humidity pushes water up through the slab. Behind a closed south-facing door, August heat tops 120 degrees, and a January cold snap drops it into the 30s. Road salt from US-78, I-22, and US-45 rides in on your tires. A bare slab dusts, stains, and pits within a few seasons. Our Mississippi garage floor coatings page covers the rest of the state.

What does a garage coating cost in Lee County?

A flake floor runs $8.55 to $10.39 a square foot. That’s our RESA Flake system, with 1/8 or 1/4 inch vinyl chips broadcast into the resin. It comes in a standard epoxy build or a fast-cure polyaspartic build, and the fast-cure one goes down at 18 to 25 mils. This is the floor for daily-driver garages, show garages, and barndo interiors.

Three things move your number:

  • The slab. Spalled edges, active cracks, and oil-soaked spots add repair work.
  • Moisture. A damp slab needs a barrier primer under the coating.
  • The drive cost. Our trip to your address is its own line on the quote, so you see it before you say yes.

Shop builds are different. A full epoxy and polyurethane stack at 30 to 60 mils costs more than a flake floor, because it goes on much thicker. We price it per job, after we see the floor and how you use it. For a flake floor, the quote tool gives you your own number.

Why does polyaspartic win on a Tupelo garage?

Polyaspartic fixes three Tupelo problems at once. First, it cures in one day, so a Friday install is usually ready for your car by Saturday morning. Second, it holds up in the sun. A door that faces south or east can let in six hours of hard Mississippi sun a day, and plain epoxy yellows and chalks under that. Polyaspartic doesn’t. Third, it’s hard. It reads 90-plus on the Shore D hardness scale, so hot tires can’t peel it off the slab in a ring after one August.

For a typical Lee County home garage, we lay one of two builds:

  1. An all-polyaspartic build at 18 to 25 mils, with chip flake broadcast into it.
  2. A 100 percent solids epoxy base at 15 mils, with a polyaspartic topcoat at 4 to 6 mils.

Which build fits your floor?

  • You park a daily driver and want it back fast: polyaspartic flake. Cars go back on it in 24 hours.
  • You want a show garage or a barndo interior: chip flake, in the colors you pick.
  • You run a shop with oil, fluids, and heavy tools: a 30 to 60 mil epoxy stack with a polyurethane topcoat. Plan on a 3-day cure.
  • You run a plant bay with forklifts and washdowns: urethane cement, a quarter inch thick.

How does Tupelo humidity change the spec?

Lee County sits at 75 to 85 percent relative humidity most of the year. Water vapor moves up through a slab all the time. Lay a coating over a wet slab and it will blister and peel inside one season.

We check every Tupelo slab first. If one shows a warning sign, we test it. That means a calcium chloride test per ASTM F1869, or a relative humidity probe set into the slab per ASTM F2170. When the probe reads over 75 percent, a moisture barrier primer made for that reading goes down before the base coat. It adds $1.80 a square foot. That primer is the difference between a coating that can hold for a decade and one that peels in its first season.

Ask about the moisture test

Any contractor who quotes a coating on a Tupelo slab without looking at it first is gambling with your floor. A test is your call, and we're glad to run one. It takes 24 to 72 hours and costs a small slice of what redoing a failed floor costs. When a Lee County slab needs one, or you want one, it goes on the quote from the start so it doesn't get cut.

What prep does a Tupelo slab actually need?

Prep drives roughly 80 percent of how long a coating lasts. On every Tupelo install, we open up the slab with diamond grinding to a CSP 3 to 4 profile. CSP is a roughness scale from the ICRI, and you’ll see it on other bids. Acid etching only gets to CSP 1. It also leaves chemical residue behind, and that makes the coating let go within two years. That’s why we don’t etch.

We fill active cracks with an epoxy mortar made to block moisture, then shave it flush before the primer. Old shop slabs soaked with oil get a detergent soak and a vacuum. The worst ones get a shot-blast pass before the grind.

What about supplier shops and warehouse bays near Tupelo?

The big auto plant at Blue Springs brought a string of parts suppliers along US-78, out through Saltillo, Verona, and Pontotoc. Their shop floors need a different build than a home garage. Forklifts hit hard. Hydraulic fluid drips. Weld sparks land, and now and then a caustic spill hits the floor. Plain epoxy can’t take all of that.

For heavy supplier bays, we lay one of two builds. The first is urethane cement a quarter inch thick, over a rougher CSP 5 to 6 profile from the ICRI CSP scale. The second is a 100 percent solids epoxy at 30 to 60 mils, with a polyurethane topcoat for chemicals and impact. Aluminum oxide or silicon carbide grit goes in the top for grip on oily floors. A cove base runs a few inches up the wall, so the crew can pressure-wash the floor. Either one costs more than a flake floor. The coats are thicker, the prep goes deeper, and the grit and cove add work. We price plant and warehouse floors per job, after we see the floor and the work it does. An epoxy base with a polyaspartic topcoat goes back in service in 48 to 72 hours. The full epoxy and polyurethane stack needs 72 hours. That matters when a production line can’t sit idle for a week, so we time the cure to the plant’s schedule.

What goes on a barndo shop floor in Lee, Pontotoc, and Itawamba counties?

Barndominiums across Lee, Pontotoc, and Itawamba counties keep us busy. The shop end carries trucks, tractors, and equipment repair. That means spills, plus heavy loads that sit on small spots. For those floors we lay a 100 percent solids epoxy base at 15 to 20 mils, with a polyurethane or polyaspartic topcoat at 4 to 6 mils. It usually runs a little more than a flake floor, because the shop topcoat is the tougher one. We price that build per job, after we see the slab. When we pour the slab and coat it on the same contract, that’s our Pour-4-Polish method. You get one spec, one standard, and one company answerable from the subgrade to the final topcoat.

Local things that change a Tupelo job

Clay that swells (expansive clay). The Tombigbee Hills and the edge of the Black Prairie run across Lee and Pontotoc counties. The clay there swells after rain and shrinks in dry spells. A slab on loosely packed ground cracks along those lines. On new slabs we pack the base in layers and add steel sized to the load and the weather it sees.

Sun through the door. Any floor that sees daylight gets a topcoat that won’t yellow in the sun: polyaspartic or aliphatic polyurethane.

The drive cost. We cover Tupelo, Saltillo, Verona, Pontotoc, Fulton, Amory, and Houston. The trip out usually shows as its own line on your quote.

Frequently asked questions

What does a garage floor coating cost in Tupelo, Mississippi?

A flake floor, the kind most Tupelo home garages get, runs $8.55 to $10.39 a square foot. A two-car garage of about 500 square feet comes to $4,400 to $5,400 before the drive cost, which is our trip out to your Lee County address. That trip shows as its own line on your quote, so you see it before you commit. A three-car garage or a shop costs more, and the quote tool prices your size. A thick epoxy and polyurethane shop build, or a heavy polyaspartic floor for a shop bay, is priced per job, after we see the floor and how it's used. Spalled edges, active cracks, and damp spots add repair cost.

Polyaspartic or a full epoxy stack for a Tupelo garage?

Polyaspartic cures in one day. It won't yellow on a garage door that faces south, and it reads 90-plus on the Shore D scale, a test of how hard a surface is. For most Tupelo home garages we lay an all-polyaspartic build at 18 to 25 mils (a mil is a thousandth of an inch) with chip flake broadcast into it. For supplier shop bays or heavy home shops, a full 30 to 60 mil epoxy stack with a polyurethane topcoat stands up better to chemicals and hard hits. The trade is a 3-day cure. Plain epoxy by itself fails in Lee County. It yellows in the sun within two summers, and it cracks when the garage swings from freezing January mornings to 120 degree August afternoons.

How does Tupelo humidity affect a garage floor coating install?

North Mississippi runs 75 to 85 percent relative humidity most of the year. Water vapor rises up through a slab all the time, and a coating laid over a wet slab will blister, lift, and peel inside a season. So we look over the slab before a diamond grinder touches it. If it's old, stained, or had a coating fail, we test it with a calcium chloride test (ASTM F1869) or relative humidity probes set into the slab (ASTM F2170). If the probe reads over 75 percent, a moisture barrier primer made for that reading goes down before the base coat. The test takes 24 to 72 hours. It costs a small slice of what tearing out a failed coating costs.

Why does hot-tire pickup fail cheap garage coatings in Tupelo?

A tire that rolls on 95 degree Tupelo asphalt in August comes home at 140 to 160 degrees. Soft, under-cured, or solvent-based coatings go soft at that heat and stick to the tread. When the car backs out, the tire pulls the coating off the slab in a ring. Big-box garage kits fail this way within one summer in Lee County. A 100 percent solids epoxy, cured all the way hard, with a polyaspartic or polyurethane topcoat, holds up. It reads 85-plus on the Shore D hardness scale and won't soften where the tire sits.

How soon can I park on a coated Tupelo garage floor?

A full polyaspartic floor usually takes foot traffic in 4 to 6 hours and cars in 24 hours. So a Friday install is often back in use Saturday morning. A hybrid, with an epoxy base and a polyaspartic topcoat, needs 48 to 72 hours before tires touch it, because the epoxy needs more time to cure before the topcoat goes on. A full 100 percent solids epoxy and polyurethane stack needs 3 days before you drive on it. Tupelo summer heat speeds the cure, and a winter cold snap slows it. We plan the cure around when you need the garage back, and we write the return date on the quote.
