Polished concrete cost in Texas runs $3.83 to $6.25 a square foot with us, from our base polish to a floor with every option, with setup counted on a typical 2,000 square foot floor. Where you land depends on how deep we grind and what your slab has been through. Then there’s the dirt. On Blackland Prairie clay, the ground under the slab shapes the spec, not just the price, and that surprises many first-time buyers.
We send crews to North Texas jobs in Sherman, Wichita Falls, Gainesville, Denison, and Stephenville, and to East Texas jobs in Texarkana, Marshall, Longview, Mount Pleasant, and Paris. The Texas state hub shows where we work. The Texas polished concrete cost page has the live calculator and town-by-town math.
How much does polished concrete cost per square foot in Texas?
The table shows what each finish costs per square foot with us in 2026. The shine you want decides how many times we grind, and each finish builds on the one above it.
| Finish Type | Cost Per Sq Ft | What You Get |
|---|---|---|
| Grind-and-seal (warehouse) | Priced per job | A 2-step grind, then a penetrating densifier and sealer. It dries matte to satin. |
| Cream polish (commercial) | From $3.58 | A 4-step grind that shows the cream paste, then densifier, polish to 800 grit, and sealer. |
| Salt-and-pepper polish | $4.78 | A 5-step grind that shows the fine stone, a grout coat, then densifier and polish to 1500 grit. Edges add $1.63 a foot. |
| Decorative or dyed | $4.28 | Our base polish with dye worked in, sealed to keep the color. A higher grit or an acid stain adds to this. |
| Fully optioned polish | $5.18 | A deeper cut into the stone with a grout coat, and a second hardener coat. |
A grind-and-seal is priced per job. It does less of the same work as our base cream polish, which starts at $3.58, but its price rides on how much grinding your slab needs before the sealer goes on, so we look at the floor first. The rates in the table are the work alone. The range at the top also counts setup, so a single rate can run a little lower than it.
Those prices cover the grind, the hardener (densifier), the sealer, and basic surface prep. A few things cost extra. The first is a moisture fix when a test calls for one. On the wettest slabs, that’s a moisture barrier coat under a topical sealer, at $1.80 a square foot. Grinding through old paint, epoxy, or glue is priced per job, after we see how thick it is. So is color hardener worked into a fresh pour.
Texas polished concrete cost by project size
Size moves the total more than any single line on the bid. Each range below runs from our base polish to a floor with every option, before the drive cost, which is our trip to your site.
Garage or small shop (400-600 sq ft): a 500 square foot floor runs $2,300 to $3,700. It’s the priciest size per foot. The setup spreads over so little floor, and we see a lot of these as garage conversions in Sherman, Denison, and Wichita Falls.
Home or small store (800-1,500 sq ft): a 1,200 square foot floor runs $4,800 to $7,800. The price per foot drops closer to the table above. Think downtown Sherman storefronts, older Wichita Falls shops, and the main floor of an East Texas slab home.
Restaurant, brewery, or showroom (1,500-4,000 sq ft): a 2,500 square foot floor runs $9,450 to $15,450. The price per foot falls again, because the machines run all day and don’t have to pack up and move. We do a lot of this work in downtown Sherman, Texarkana, and Longview.
Warehouse or distribution slab (5,000+ sq ft): a 5,000 square foot floor runs $18,400 to $30,150. This is the lowest price per foot, since big floors let us run large grinders nonstop. Most of these sit along I-30, I-20, and US-287.
The lowest price per foot is rarely the cheapest job
Some costs stay the same no matter how big the floor is. Think of hauling the grinders, the dust vacuums, and the crew’s drive. The farther your job sits from the closest crew, the more the miles add. On a 400 sq ft Sherman garage, that fixed cost is a big part of every foot. On a 5,000 sq ft warehouse off I-30, it’s a small part. Put two slabs on the same trip, like a garage and a shop or a barndo and its apron. Sharing one drive and one setup typically saves 10 to 20 percent on the two jobs.
What drives the price of polished concrete in Texas?
Four things explain most of the spread between North Texas polish quotes.
How does grind level change the cost?
A grind-and-seal stops at 50 or 100 grit and uses a sealer on top to lock the surface. A cream polish goes to 800 grit in 4 to 5 steps and shows the cement paste, not the stone. A salt-and-pepper polish goes to 1500 grit and shows the fine stone in the mix. Each extra grit step adds 30 to 45 minutes of crew time per 100 square feet. The diamonds wear out as we go, too. Hard Arbuckle limestone gets trucked into Wichita Falls from southern Oklahoma. When you grind deep into it, it chews through metal diamond tools fast, and that adds real diamond cost to the job.
How does Red River aggregate affect North Texas polished floor pricing?
This is where our border towns part ways with Dallas-Fort Worth pours. Concrete around Wichita Falls uses river gravel from old Red River terraces, rounded quartzite, quartz, and chert, mixed with limestone from the Arbuckle uplift. Local sand also carries red, iron-rich dirt from the Permian red beds, so the cement paste polishes with a pink-to-salmon tint even with no color added. The floor looks warm and reddish. It’s dotted with cream, tan, and deep red-brown pebbles. Texarkana is different. Its cement comes from Foreman, Arkansas, and it’s made from Annona Chalk, so it polishes brighter and whiter than any Texas market east of Lubbock. The Texas state hub has more on the stone in each area.
Does moisture vapor affect polished concrete cost in North Texas?
Yes. Blackland Prairie clay across Grayson, Cooke, Fannin, Hunt, and Hopkins counties swells when wet (it’s an expansive soil), and it holds water near the surface that rises through the slab as vapor. On a calcium chloride test (ASTM F1869), these slabs often read 4 to 9 pounds per 1,000 square feet a day. Above 3 pounds, the vapor carries minerals up through the polish over time and clouds the shine. The fix is a hardener and sealer made for damp slabs, priced per job. Above 6 pounds, it’s a moisture barrier coat under a topical sealer. We check every slab. A slab poured on this clay without a good vapor barrier is the kind of warning sign that gets a test. Sandier Cross Timbers ground around Decatur and Bowie, and the sandy ground around Wichita Falls, test under 3 pounds and run cleanest. The sandy pine-woods soil around Longview, Marshall, and Mount Pleasant falls in the middle.
Old coatings and cracks add prep
A new slab that has cured the full 28 days takes the normal grind. Old slabs don’t. An older slab may sit under paint, epoxy, mastic (a black tile glue), or carpet glue, and all of that has to come off before we polish, which we price per job. Deep cracks and pop-outs need patching and color matching before the last polish. An older Texarkana warehouse with three coats of failed mastic is a different job than a clean 2022 distribution slab.
Why cheap polish jobs rarely keep their shine
A polished floor that goes dull in two years costs you twice: the first job plus a re-polish. Low bids cut corners in four places. They skip the wait time on the hardener on a 105F Wichita Falls afternoon. (Hardener that sits at 30 percent humidity doesn’t act like it does at 70.) They run 3 grind steps when the job called for 5. They seal a slab without checking it for moisture, and the vapor pushes minerals through in 6 months. Or they sell you a cream polish and stop at 400 grit instead of 800. Before you sign, ask which grits the crew will run, what hardener they use and how long it sits, whether they checked the slab for moisture, and what sealer goes on last. On a Blackland Prairie slab, a bad answer usually means a floor that clouds within a year.
What do polished concrete upgrades cost in Texas?
These are the add-ons we see most on North Texas polish jobs.
| Upgrade | Added Cost Per Sq Ft | Notes |
|---|---|---|
| Grout and cutback | +$1.20, plus $1.63 a foot of edge | Grinds deeper into the stone for more salt-and-pepper look. Then grout fills pinholes and small pores. The floor reads solid, not speckled. |
| Second hardener coat | +$0.40 | A harder top that hones tighter and holds more shine. |
| Dye | +$0.70 | Color depth depends on the stone. Wichita Falls red-bed sand looks warm and mottled. Texarkana chalk cement takes color brighter than most Texas markets. |
| Acid stain | Priced per job | The same color notes as dye. We price it once we see the slab. |
| Saw-cut decorative pattern | Priced per job | A grid, a custom border, or a logo inlay. |
| Color hardener (fresh pour only) | Priced per job | Worked in during the pour. The color lasts longer than a stain on top. |
| Crack and joint filler upgrade | Priced per job | Semi-rigid polyurea joint fill for shop and showroom floors. Basic joint fill comes with the base polish. |
| Polished concrete sealer reapply | Priced per job | Upkeep, not part of the first job. It costs far less than the first install. Burnish once a year and reseal every 5 to 7 years. |
The grind under an upgrade doesn’t change. Stain, dye, and pattern work add labor and material on top of the base polish. For the shop floor side, see the Texas garage floor coating cost page. For the outdoor slabs that often pour at the same time, see the Texas concrete driveway cost page.
How do border-region Texas conditions affect polished concrete cost?
Three soils shape every job here. Blackland Prairie clay across Grayson, Cooke, Fannin, and Hopkins counties pushes the most vapor up into the slab, so it calls for a sealer system made for damp floors. Cross Timbers sandy loam out west, around Decatur and Bowie, tests driest and takes our normal polish steps. East Texas pine-woods sandy loam across Gregg, Harrison, Marion, and Bowie counties falls in the middle: it holds vapor through October, but it carries weight better than Blackland clay does. The stone matters too, since Red River gravel in Wichita Falls concrete polishes warm and reddish, while Texarkana’s chalk cement polishes brighter than any other Texas market east of Lubbock. Then there’s the weather. Humidity sits at 50 to 70 percent most of the year (NWS climate normals for Norman, Fort Worth, and Shreveport), with 30 to 60 days over 100F. Heat and dry summer air rush the hardener, so good crews plan polish work for spring and fall.
What is the Pour-4-Polish advantage for Texas polished concrete?
On most polished floors, one company pours the slab and another one polishes it. The pour gets planned for placing the concrete, not for the polish that comes later. That’s why so many polished floors end up with flaws that grinding can hide but can’t fully fix. With our Pour-4-Polish process, one spec runs the whole job: the mix, the cure, the prep, and the polish. We’ve seen what that handoff costs a Blackland Prairie owner later on. On a site that reads above 3 pounds, three choices at the pour decide if a floor holds its shine or clouds over. Did it go down on a 15-mil vapor barrier with taped seams? Was the water-to-cement ratio 0.45 or lower? Was it cured without an acrylic curing compound? When we pour, that barrier runs $0.60 a square foot. Those choices get made weeks before anyone picks a grit.
Pairing the jobs saves money, too. When we pour the slab on the same quote, field and edge polishing run about 30% less. There’s nothing to fix before we polish. North Texas barndo builds gain the most, like a polished barndo floor quoted with its walkway and driveway approach. The polish floor, the shop slab, and the driveway often pour within a few weeks of each other.
Polished concrete costs across North Texas border markets
Sherman, Denison, and Gainesville land at the low end, because the drive stays short when a crew is already close by. Wichita Falls and the towns around it land in the middle. Paris, Mount Pleasant, Sulphur Springs, and Texarkana run a little higher. A trip there often serves one job over one or two days, not a route of several jobs. Longview and Marshall add more miles. The pine-woods sandy loam there also often calls for an extra sealer step made for damp slabs. For town-by-town detail, the Texas polished concrete cost page is the one to trust. Texarkana sits on the state line. The Arkansas clay soil concrete guide covers the river-bottom clay under the Arkansas side of the same town.
