What does garage floor coating cost in Texas?

Garage floor coating cost in Texas starts at $8.46 a square foot for our flake floor. Most two-car garages are 400 to 500 square feet. At 450 square feet, that’s $4,000 to $4,900 before the drive cost, which is our trip to your site. Older slabs that need a moisture barrier or clay crack repair cost more. Metallic, quartz, and 1-day polyaspartic floors each carry their own price.

The table shows our flake floor price for each garage size. Each price is set at the middle of the size range. The low end is the base floor, and the high end adds a moisture barrier primer. These job prices also count our setup time, so they come out a little above the per-foot start price.

Garage SizeApproximate sfInstalled Cost Range
1-car garage200 to 250 sf$2,100 to $2,550 at 225 sf
2-car garage400 to 500 sf$4,000 to $4,900 at 450 sf
3-car garage600 to 750 sf$5,900 to $7,200 at 675 sf
4-car / shop bay800 to 1,500 sf$9,900 to $12,050 at 1,150 sf

These prices cover prep, materials, and the work itself. The drive cost goes on top as its own line. Structural repair, old coating removal, and a moisture barrier primer are extra, and only when your slab needs them. The Texas garage floor coatings page covers how we do the work. This page is about price.

How does your part of Texas change the price?

We run two Texas crews, each built around its own stretch of the map. We don’t take work in Dallas-Fort Worth, Houston, Austin, or San Antonio. Those cities have plenty of contractors, and the miles don’t work out at a fair price per foot.

North Texas and the Wichita Falls area

This is the 940 area code: ranch country and the Red River border. We work in Wichita Falls, Sherman, Denison, Gainesville, Stephenville, and Mineral Wells. A lot of the work out here is barndominiums, which are homes with a shop built in.

Texarkana and East Texas

This is the 903 area code, along I-30 and I-20. We work in Texarkana, Mount Pleasant, Sulphur Springs, Paris, Marshall, and Longview. East Texas humidity averages 70 percent in the warm season.

AreaMost common jobsWhat moves the price
Wichita Falls / North TXBarndominiums and shop baysBig floors spread the fixed costs; older downtown slabs need more prep
Sherman / Red RiverTwo-car garages on newer Lake Texoma buildsNewer slabs, often poured after 2010 over plastic sheeting, need the least prep
Texarkana / East TXOld buildings put to new useOlder mill-stock slabs with no plastic under them, plus humidity

Three things set the price from one part of Texas to the next. The first is the kind of job: Wichita Falls and rural North Texas lean toward barndominiums and shops. Around Sherman and Lake Texoma, it’s mostly two-car garages on newer builder slabs. Around Texarkana, it’s older buildings put to new use. The second is the slab. Newer Sherman slabs, poured after about 2010, usually sit on plastic sheeting that blocks ground water. Slabs from before 1990 in Texarkana and downtown Wichita Falls often have no sheet at all. The third is freight on small jobs under 500 square feet. Weather plays in too, with 100-degree summer days in North Texas. The clay there often has a plasticity index above 35, per Texas AgriLife Extension data, so it swells and shrinks hard. East Texas gets 45 to 55 inches of rain a year, per NWS Shreveport climate data. On every Texas job we quote, that weather changes the prep more than the coating.

Which coating system should you pick?

We build three kinds of garage floors in Texas. They differ in how fast they cure, how thick they go on, and how they look. RESA is our own line of resin floor coatings. RESA Flake covers the first two builds below, and RESA Metallic and RESA Quartz cover the third.

1-day polyaspartic, the fast-cure RESA Flake build (priced per job). Polyaspartic goes down as both the base and the topcoat. You can walk on it in 4 to 6 hours and park on it in 24. It’s the right call for summer jobs in Wichita Falls, Sherman, and Texarkana. Once the slab passes 130 degrees, epoxy slows down and won’t cure right. It also fits shop bays that can’t give up the floor for two or three days. It costs more than the 2-day epoxy flake build. We price it after we see the floor.

2-day epoxy flake with a polyaspartic topcoat, our standard RESA Flake (from $8.46 a square foot). A 100 percent solids epoxy base goes down 15 to 20 mils thick. A mil is a thousandth of an inch. We cover it fully with color flake, then lock the flake under a polyaspartic topcoat. It’s our most common home floor in both areas, at about 60 percent of our Texas home bids, and it cures slower than full polyaspartic.

RESA Metallic or RESA Quartz (metallic from $5.96, quartz from $8.17 a square foot). These go into showroom garages, hobby bays, Stephenville barndo living-shop combos, and light commercial floors in Sherman or Longview. They build 20 to 25 mils thick. Metallic uses shiny pigments that swirl in the resin, and quartz uses colored sand. A polyaspartic topcoat with grit for grip goes on last.

System TierBuild ThicknessTX Cost per sfCure Window
1-day polyaspartic18 to 22 milPriced per jobSame-day reopen
2-day epoxy flake + polyaspartic topcoat18 to 22 milFrom $8.4648 to 72 hours
Metallic or quartz20 to 25 milFrom $5.96 (metallic), $8.17 (quartz)48 to 72 hours

A quick way to choose:

  • You need the garage back fast, or it’s July: 1-day polyaspartic.
  • You want a tough flake floor that hides dirt and tire marks: 2-day epoxy flake with a polyaspartic topcoat.
  • It’s a showroom, a hobby bay, or a barndo living space: metallic for the look, quartz for a floor that takes a beating.

The sub-$5 garage floor quote in Texas

On a Texas home garage, a quote under $5 a foot almost always means the prep got cut. There's no diamond grinding, no moisture check, and no ASTM F1869 test when the slab calls for one, just an acid etch instead of a ground surface. The coating sticks to the weakest layer of the slab. It starts to blister in 12 to 24 months, as North Texas heat swings and East Texas humidity work on it. You end up paying to coat the floor twice. For a check on that, we looked at 64 home garage quotes in our old Oklahoma records. The middle one was $10.83 a foot, and most landed between $7 and $14. Big commercial jobs of 5,000 square feet or more can drop to $3 to $5 a foot, but those are a different kind of job.

What drives your final price?

1. The slab. This moves the price most. Clay cracks, oil soaked into the concrete, an old coating that failed, or moisture all add cost. Moisture counts when a slab reads above 3 lbs per 1,000 square feet per 24 hours on the ASTM F1869 test. A moisture barrier primer adds $1.80 a square foot. Crack repair runs $2.55 a foot of crack. Older Wichita Falls and Texarkana slabs often need one or both.

2. The system. Each build has its own price. Flake starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. 1-day polyaspartic costs more than the 2-day epoxy flake build.

3. Size. The price per foot drops above 1,000 square feet, and again above 2,500, as the fixed costs spread over more floor. Small floors also have more edge for their size, and we grind edges by hand along the walls. That runs slower than the open floor.

4. Texas heat. A garage with afternoon sun, a skylight, or slab heat above 130 degrees gets a polyaspartic topcoat, no matter what goes under it.

5. The drive. Our crews run out of the Wichita Falls (940) and Texarkana (903) areas. The quote tool figures the drive cost from your address.

How does a coating compare to polish, tile, and paint?

SurfaceInstalled (2-car)LifespanTX Suitability
Coating system$4,000 to $4,900 at 450 sf12 to 15 yearsStrong across both corridors
Polished concrete$2,100 to $3,400 at 450 sf20+ yearsStrong for shop and barndo bays
Interlocking garage tiles$2,000 to $4,5008 to 12 yearsLimited (clay slab movement)
Concrete paint (DIY)$200 to $5001 to 2 yearsFails under TX UV
Bare concrete (sealed)$700 to $1,7002 to 4 yearsReseal cycle in clay regions

The coating and polish prices are ours, before the drive cost. A coating costs more up front than paint, but it lasts 12 to 15 years. A $400 DIY paint job that fails every 18 months gets redone 8 times in 12 years. That’s $3,200, plus a moisture problem to figure out. Building new? Pour-4-Polish is our way of pouring a slab ready for its finish, from the ground up.

How much is the drive cost across Texas?

The drive cost, our trip to your site, goes on your quote as its own line, based on the real driving miles from the crew closest to you. Our Texas crews run out of the Wichita Falls area and the Texarkana area. Farther jobs cost more to reach.

Project CityOne-Way Distance
Wichita Falls (anchor)0 to 15 miles
Sherman, Denison130 to 150 miles
Gainesville, Mineral Wells60 to 100 miles
Texarkana (anchor)0 to 15 miles
Mount Pleasant, Paris50 to 80 miles
Marshall, Longview60 to 80 miles

The quote tool turns those miles into a dollar figure for your address. On a bigger floor, that cost spreads over more square feet.

Polyaspartic for fast turnaround

Heat and humidity both slow epoxy down, so summer jobs in Wichita Falls or Texarkana go better with polyaspartic. Cold does too: standard epoxy stalls below 50 degrees F, and polyaspartic still cures on a North Texas winter day. It also suits a barndo living-shop combo where you need the bay back fast. It costs more than the 2-day epoxy flake build.

What is included in a quote?

Every Bel Covo quote for a Texas garage floor coating includes diamond grinding to ICRI CSP 3, a surface profile about like 80-grit sandpaper. We walk the slab before work starts. Then comes the full coating: primer, base coat, the flake, quartz, or metallic layer you pick, and a polyaspartic topcoat with grit in it for grip. The drive cost from our Wichita Falls (940) or Texarkana (903) crew and cleanup are on the quote too. If the walk-through finds an old failed coating, water stains, or a slab nobody can date, we add a moisture test per ASTM F1869 and a humidity probe per ASTM F2170. You can ask for the test on any garage. Some things depend on your slab, so we add them only when it needs them: crack repair, a moisture barrier primer for slabs above 3 lbs on the calcium chloride test, old coating removal, and oil cleanup. Structural repair and moving cars or gear are not part of the quote. That keeps the base price honest.

How do Texas prices compare to national averages?

Texas runs close to the national average for two-car home garages. Rural barndo and shop floors run a little below it. Coastal markets price the same systems at $7 to $18 per square foot. The national garage floor coating cost guide has the full breakdown.

Why do prices vary between contractors?

How deep the prep goes. A $3 per square foot quote often skips diamond grinding and never checks the slab for moisture. Grinding is in every quote we write, and we test for moisture when the slab shows a warning sign.

What resin goes down. Polyurea and polyaspartic stay flexible through freeze and thaw and Texas sun. Acrylic blends turn yellow within a season.

How thick it is. A 20-plus mil system goes on to a thickness you can measure. Big-box kits go on at 3 to 5 mils under the same name.

Frequently asked questions

How much does it cost to coat a 2-car garage floor in Texas?

Most two-car garages in Texas are 400 to 500 square feet. At 450 square feet, our flake floor runs $4,000 to $4,900 before the drive cost, which is our trip to your site. The low end is the base floor. The high end adds a moisture barrier primer, and we only put that down when the slab needs it. A metallic floor starts at $5.96 a square foot, and quartz starts at $8.17. The 1-day polyaspartic build is priced per job, after we see the floor. Older slabs and clay cracks can add prep. Crack repair runs $2.55 a foot of crack, and only when there are cracks to fix. The quote tool figures the drive cost from your address.

Why does garage floor coating cost more for some Texas projects?

Three things move the price: the slab, the system, and the Texas heat. The slab matters most. North Texas sits on expansive clay, a soil that swells when wet and shrinks when dry. Texas AgriLife Extension data puts its plasticity index, a measure of that swell, often above 35. That movement opens cracks. Older garage slabs in Wichita Falls or Texarkana often have no plastic sheet under them. They can read 4 to 8 lbs per 1,000 square feet per 24 hours on the ASTM F1869 calcium chloride test. A slab like that needs a moisture barrier primer, which adds $1.80 a square foot. The system sets the rest. Our flake floor starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. The 1-day polyaspartic build is priced per job. The drive cost comes from your address, and the quote tool works it out.

Does Texas heat affect what coating I should pick?

Yes. NWS Norman climate data for Wichita Falls shows summer slab surfaces often pass 140 degrees. Steady sun chalks and yellows aromatic epoxy, the cheaper kind, within two to three seasons. Polyaspartic is an aliphatic urethane, the kind that holds its color. It holds its color from below freezing to past 150 degrees. That's why we put a polyaspartic topcoat on every Texas garage, no matter what goes under it. The cheap end of the market sells single-pack acrylic and aromatic epoxy kits at $2 to $3 a square foot. They fail as the slab swings from summer heat to a cool night, over and over. East Texas adds 45 to 55 inches of rain a year, per NWS Shreveport climate data. A floor built for both regions starts at $8.46 a square foot with us. A kit that peels means you pay to coat the floor twice.

What is included in a Bel Covo Texas garage floor coating quote?

Every quote includes diamond grinding to ICRI CSP 3, a check of the slab, primer, base coat, the flake, quartz, or metallic layer you pick, a polyaspartic topcoat with grit mixed in for grip, the drive cost from our Wichita Falls (940) or Texarkana (903) crew, and cleanup. CSP 3 is a surface profile that feels about like 80-grit sandpaper. If the check shows a warning sign, or you ask, we add a moisture test per ASTM F1869 and a humidity probe per ASTM F2170. Some things depend on the slab, so we only add them when it needs them. Crack repair runs $2.55 a foot of crack. A moisture barrier primer, for slabs above 3 lbs on the calcium chloride test, adds $1.80 a square foot. Old coating removal and oil cleanup are priced per job, after we see the floor. Structural repair and moving cars or gear are not part of the quote.

Can I save money by skipping diamond grinding?

We don't recommend it. Prep decides about 80 percent of how long a coating lasts. A planetary grinder, a heavy machine with spinning diamond heads, leaves an even CSP 3 profile across the whole slab. That rough surface is what the coating grips. The profile number alone doesn't prove the primer will soak in. So we drop water on the ground surface before we coat. It should darken the concrete and soak in within a minute. If it beads up, the pores are still closed. Acid etch kits leave a chalky residue and an uneven surface, and the coating sticks to that weak layer. Texas slabs already fight 140-degree summer surfaces, moving clay, and East Texas humidity. A poorly prepped coating peels in 12 to 24 months. Grinding is already in our base price. Skipping it means a full re-coat within two years.
