Epoxy flooring in Shawnee, Oklahoma starts with Pottawatomie clay
Shawnee is the Pottawatomie County seat and, at about 31,700 people, the biggest town between the OKC metro and our Prague shop. Epoxy flooring in Shawnee, Oklahoma runs $8.55 to $10.39 per square foot for a garage or shop floor, and what holds it down is the prep under it: a slab ground or shot blasted to a CSP 3 to 5 profile, cracks filled before the first coat, and a topcoat that can take an August afternoon on a west-facing driveway apron.
Shawnee is a short run from our Prague shop, so the same crew that pours flatwork here also coats floors here. The Shawnee concrete page covers driveways, patios, and new slabs. This page is only about coatings.
What does an epoxy garage floor cost in Shawnee?
$8.55 to $10.39 per square foot. A 100% solids epoxy base with a full flake broadcast and a clear topcoat is the middle of that band, and it is the floor most Shawnee homeowners pick for a two- or three-car garage. The top of the band is a polyaspartic system over an older slab that needs crack repair, spall patching, or old paint ground off before the base coat can bond.
Square footage moves the total, but slab condition moves the rate. A clean garage slab from one of the newer subdivisions goes straight to grinding. An older slab with oil stains, a sunken control joint, and a coat of hardware-store paint takes a day of prep before any resin comes out of the can. Heavier commercial and chemical-exposure specs are priced on the epoxy flooring cost guide and in the quote tool, which prices your address and your square footage together.
Why do Shawnee garage floors crack under the coating?
Because the slab under them moves, and a coating can only follow the slab. Pottawatomie County sits on expansive clay that swells in a wet spring and shrinks through a dry summer. A garage slab poured over that clay without good compaction settles at the edges and cracks across the middle within a few years, and a coating laid on top shows every one of those lines.
A coating cannot stop the ground from moving. What it can do is stay bonded while the slab does its normal seasonal work. That comes down to three steps we do before any color goes down:
- Grind or shot blast the whole floor so the resin grips open concrete, not a smooth trowel skin
- Fill existing cracks and spalls with an epoxy mortar and grind them flush
- Keep the control joints in the layout, so new movement stays in a joint instead of cracking the field of the floor
A crack that opens after install is a slab crack, and it is repairable. A coating that lets go in sheets is a bond failure, and that one is on the prep.
Which floor fits a storefront near the mall or a county office?
It depends on water. Shawnee’s commercial floors sit in three kinds of buildings: retail and service storefronts downtown and around the mall district, county and tribal government offices, and food-service kitchens. Where a floor gets mopped wet every night, a resinous system with an integral cove base wins, because there is no grout line to hold water. Where the floor sees shoes and carts but little water, polished concrete often costs less to keep up over the long run, since there is no topcoat to renew.
We price both when a building could go either way. An owner who sees the two numbers side by side, with the upkeep of each spelled out, makes a better call than one who hears a single pitch. Clinics and back-of-house rooms that need chemical resistance get a polyaspartic or urethane topcoat over the epoxy base; showrooms that want a high-gloss look can go either way.
Acreage shops between Shawnee, McLoud, and Tecumseh
Shop floors out here take more abuse and less climate control. The acreage around Shawnee, north toward McLoud and south toward Tecumseh, is full of barndominiums, farm shops, and equipment barns. Those floors park tractors, trailers, and skid steers, and the doors stay open through a year that runs from single digits in January to triple digits in August.
That range is why a box-store kit does not last here. A thin film at 40 to 50 percent solids goes soft on a hot tire and brittle on a cold slab. A shop floor in this area gets a thicker 100% solids base, a heavier flake or aggregate broadcast for traction where it gets wet, and a UV-stable polyaspartic topcoat so the color near the open door does not amber. Point loads from jack stands and loader buckets call for more film than a car garage needs, and the quote reflects that.
New builds can go under Pour-4-Polish, which puts the slab and the coating under one specification: a vapor barrier under any slab that will be coated, and a coating date set by the cure, not by a second contractor’s calendar. The barndominium and shop slab page covers the pour side.
What if a Shawnee floor has already failed?
Get the cause in writing before anyone grinds it off. A floor that peels in sheets usually points to prep. Blisters that rise from below usually point to moisture moving up through the slab. Soft, lifted tire tracks usually point to a film that was too thin. Those are three different fixes, and a second installer who guesses wrong will fail the same way.
If an installer has told you the slab is the problem, here is how to check a moisture claim before you pay for a redo. Our guide to the warranty on an epoxy floor walks through the clauses that decide who pays. For the repair side, including when to patch, when to strip and recoat, and when to switch to polished concrete, see our epoxy floor repair page for the Seminole area, which covers Shawnee too.
