Residential concrete flooring: every surface, one specification

Most peeling garage floors trace back to the same argument: the slab crew and the coating crew never talked to each other. The pour guy prepped the subgrade for one load. The coating guy showed up months or years later and applied a product spec that assumed a different surface than what he got. Nobody in that chain owns the failure, because nobody in that chain owned the whole job. Residential concrete flooring projects vary in price by scope, covering garage floor coatings, polished concrete interiors, driveways, patios, and overlays.

Bel Covo is a full-service residential concrete contractor based in Prague, OK, with more than 3 million square feet installed since 2004. We pour the slab and coat, polish, or stain it under the same specification, so the bull-float pass on your garage floor already accounts for what’s going on top of it. Homeowners tend to find us after a different arrangement fell apart: a coating peeling off a slab it was never prepped for, a driveway that cracked because the subgrade crew guessed at the load. Our Pour-4-Polish process runs four checkpoints (base, mix, cure, finish) on most projects, the same four checkpoints whether we’re pouring your driveway or coating your garage.

What residential concrete services does Bel Covo offer?

Residential concrete work falls into two categories: surface finishing (applied to existing slabs) and new concrete construction (pouring new slabs). Most residential contractors do one or the other. We do both, which means the same specification with the same quality controls governs your garage slab and your garage coating.

Surface finishing services transform existing concrete into a surface that performs and looks finished:

  • Garage floor coatings: epoxy and polyaspartic systems at 20+ mil thickness. Metallic, flake, and solid-color options.
  • Polyaspartic floor coatings: single-day cure system for garages and workshops where downtime needs to stay under 24 hours.
  • Polished concrete: diamond-ground and densified concrete for basements, living areas, and open-plan interiors. 800 to 3,000 grit depending on desired sheen.
  • Concrete overlays: thin-set cementitious or polymer systems that resurface damaged slabs without full replacement. Common for pool decks and patios.
  • Stained concrete: acid stain and water-based systems that add color depth to existing interior and exterior concrete.

New concrete construction covers the structural side:

  • Concrete driveways: 4-inch to 6-inch reinforced slabs with proper subgrade preparation, control joint spacing, and finish options from broom to exposed aggregate.
  • Concrete patios: flat, stamped, or colored patio slabs designed for Oklahoma’s freeze-thaw swings and expansive clay soils.
  • Barndominium and shop slabs: engineered slabs for metal buildings and detached workshops. Typical specs are 4-inch to 6-inch with fiber mesh or rebar at 24-inch centers.

Because we control the pour and the finish, we build slabs specifically for the surface treatment they will receive: the bull-float pass on a polish-destined slab differs from the bull-float pass on a slab heading for an epoxy coating, and the crew doing the float needs to know which one they’re finishing before the trowel comes out. A polish-destined slab gets one finishing protocol. An epoxy-destined slab gets another. Protocol matters. That is the Pour-4-Polish advantage: four quality controls applied from subgrade through final surface.

One-size-fits-all concrete contractors skip the details that matter

Most residential concrete crews specialize in either structural work or surface finishing. When one specification governs the pour and a different specification governs the finish, nobody owns the outcome. If the coating fails, the finish contractor blames the slab. If the slab cracks, the pour contractor blames the soil. Bel Covo does both under one engineering specification, which means one scope and one point of accountability.

Who is residential concrete flooring for?

Residential concrete flooring fits any homeowner who wants a surface that performs under real conditions rather than looking good only on move-in day.

Homeowners upgrading existing concrete. The garage floor is peeling, the basement is dusty, or the patio is spalling after freeze-thaw exposure. These projects involve surface preparation (diamond grinding, crack repair, moisture testing) followed by a coating, polish, or overlay. Most typically complete in 1 to 2 days.

New construction homeowners. The slab is being poured as part of a new build, an addition, or a detached structure. These projects benefit most from the single-source model because one engineering specification governs the mix, cure, and finish from the beginning.

Investment property owners. Coated garage floors and polished interiors photograph well for rental listings and survive tenant turnover better than carpet or painted concrete.

Homeowners replacing failed work. A meaningful share of our coating projects start with stripping somebody else’s coating off the floor. Usually it was a big-box kit, acid-etched instead of mechanically ground. Acid etching looks fine on day one because the floor is clean and the color is even, but it opens the pores of the concrete unevenly, and an unevenly opened surface does not grip a coating the way a mechanically ground one does. It survives the first winter. It rarely survives the third. Strip it. Start over. We do it right this time.

What should you expect during a residential concrete project?

The process varies by service type, but the quality controls stay consistent. Bel Covo aims to apply the same four-step discipline to a garage coating and a 3,000-SF driveway pour.

Assessment. Slab moisture matters. We test it. Existing conditions get evaluated against the product system we are scoping: slab moisture (per ASTM F1869-22 calcium chloride method and per ASTM F2170-19 relative humidity method for coatings), subgrade composition (for new pours), crack mapping, and drainage grading. This determines the right product system and preparation method.

Surface preparation or subgrade work. For coatings and polishing, we diamond grind to the appropriate CSP (Concrete Surface Profile) per ICRI Technical Guideline No. 310.2R. For a coating, profile alone does not prove the resin will bond, so we also check absorption: water dropped on the ground surface should darken and soak in within a minute before the primer goes down. For new pours, we compact the subgrade, verify grade, set forms, and place reinforcement. The surface preparation determines whether the finished product lasts 5 years or 20.

Application or placement. Coatings are applied in controlled-thickness layers measured with wet film thickness gauges. Concrete is placed, consolidated, and finished to specified tolerances (FF/FL numbers for flatness and levelness on interior slabs).

Cure and handoff. The cure is where projects quietly fail. Cure conditions are controlled with moisture retention protocols appropriate for the product, the slab thickness, and the local weather on the day of the install, which often means tenting in cold weather and misting in heat or running cure compounds when temperatures push the curing envelope. We aim to provide specific care instructions, cure timelines, and maintenance guidance before we leave.

How much does residential concrete flooring cost?

Pricing depends on the service, square footage, and existing surface condition. These ranges represent typical residential projects within our active service area.

ServiceTypical Range per SFCommon Project Size
Garage floor coating$8.55 to $10.39400 to 800 SF
Polished concrete$3.83 to $6.25500 to 2,000 SF
Concrete overlay$4.48 to $10.44200 to 1,000 SF
Stained concrete$2.19 to $6.29300 to 1,500 SF
Concrete driveway$6.96 to $16.43400 to 800 SF
Concrete patio$5.30 to $17.72200 to 600 SF

These ranges cover standard residential projects within our active service area. Factors that move pricing include slab condition, access difficulty, number of coats or aggregate exposure level, and decorative options (stamping, scoring, metallic pigments). A $3.00-per-SF quote and an $8.00-per-SF quote for the same garage floor usually aren’t the same job; find out what’s actually included (coats, mil thickness, prep method) before comparing them on price alone. Use our online pricing tool to get a detailed estimate for your specific project, with a mobilization line pricing travel transparently rather than burying it in the per-square-foot rate.

Which residential concrete service is right for your project?

Choosing the right service depends on your slab’s current condition, your timeline, and your budget. Here are the five most common residential concrete projects ranked from fastest to most involved:

  1. Garage floor coating (1-2 days): Best for slabs in good structural condition that need protection and appearance upgrade. Polyaspartic or epoxy systems at 20+ mil thickness. $8.55 to $10.39 per SF. The highest-ROI residential upgrade we install.
  2. Interior polished concrete (2-4 days): Best for basements, living areas, or open-plan spaces where homeowners want a low-maintenance finished look. Diamond-ground to 800-3,000 grit. $3.83 to $6.25 per SF.
  3. Concrete overlay (1-2 days): Best for slabs with cosmetic damage (spalling, surface pitting) that are still structurally sound. Resurfaces without full replacement. $4.48 to $10.44 per SF.
  4. Concrete patio or driveway (3-5 days): Best for homeowners replacing failed existing concrete or adding new outdoor living space. Includes forming, reinforcement, pour, and finish. $5.30 to $17.72 for a patio or $6.96 to $16.43 for a driveway per SF.
  5. Barndominium or shop slab (5-10 days): Best for new metal building construction or detached workshops. Engineered 4-inch to 6-inch slabs with fiber mesh or rebar at 24-inch centers. $5.32 to $15.61 per SF.

Where do we install residential concrete?

We install residential concrete across six states, with crews dispatched from the closest dispatch point:

  • Residential concrete in Oklahoma (the OKC and Tulsa metros and rural properties radiating from our shop).
  • Residential concrete in Arkansas (Northwest Arkansas custom homes, central Little Rock single-family work, and the I-49 corridor where homeowners are building polished-concrete interiors and stained-concrete patios on new construction and remodels).
  • Residential concrete in Missouri (I-44 mobilization corridor; Springfield and Joplin residential coating and polish work).
  • Residential concrete in Tennessee (Nashville and Knoxville metro homeowners building basements with polished interiors and Chattanooga garage-coating work where humid summers favor polyaspartic over epoxy systems for cure-window control on residential projects).
  • Residential concrete in Mississippi (Jackson and Gulf Coast homeowners working with vapor-mitigation systems for slab moisture before any coating or polish).
  • Residential concrete in Texas (Texarkana and East Texas barndominium slabs plus driveway and patio pours where expansive clay soils demand extra subgrade work).

Projects outside our active service area are evaluated by request. Quotes include a mobilization line that prices travel transparently rather than burying it in the per-square-foot rate.

One slab, one spec, one crew who answers for the whole thing.

Frequently asked questions

What residential concrete services does Bel Covo offer?

Bel Covo handles most residential concrete needs under a single specification: garage floor coatings (epoxy, polyaspartic, metallic), polished concrete for interiors, concrete overlays and staining, new driveways and patios, pool deck resurfacing, basement floors, and barndominium slabs. We pour, finish, and coat in-house, which reduces the coordination problems that come from hiring separate contractors working from separate specifications for the slab and the surface treatment.

How much does residential concrete flooring cost?

Costs vary by service. Garage floor coatings typically run $8.55 to $10.39 per SF depending on system type. Polished concrete typically runs $3.83 to $6.25 per SF depending on aggregate exposure level. Concrete driveways typically run $6.96 to $16.43 per SF for standard 4-inch reinforced slabs. Overlays and staining generally start around $2.13 to $4.36 per SF for basic systems. Use our online pricing tool to get a detailed estimate for your specific project.

Can one contractor handle both pouring and finishing concrete?

Most contractors specialize in either pouring or finishing, which means homeowners hire two separate scopes built on two separate specifications and hope they coordinate. Bel Covo does both under one engineering specification. We pour slabs, driveways, and patios in-house, then apply coatings, polishing, staining, or overlays governed by the same spec sheet. This reduces finger-pointing between trades and lets us control concrete quality from the subgrade through the final surface.

How long does a residential concrete project take?

Timeline depends on the project. Garage floor coatings typically take 1 to 2 days. Interior polished concrete generally takes 2 to 4 days depending on the level of aggregate exposure. A standard two-car driveway typically takes 3 to 5 days including forming, pouring, and cure time. Overlays and staining are typically 1 to 2 days. Oklahoma weather affects scheduling; we monitor conditions daily and adjust cure protocols for heat, cold, and humidity.
