What does garage floor coating cost in Mississippi?

Garage floor coating cost in Mississippi starts at $8.46 a square foot for our flake floor, RESA Flake. Most two-car garages around Tupelo are 400 to 500 square feet. At 450 square feet, the flake floor comes to $4,000 to $4,900 before the drive cost (our charge to get a crew to your address).

That start price is the square-foot rate alone. Add setup, and the flake floor runs $8.55 to $10.39 a square foot. A sound slab lands near the low end. An older, damp slab that needs a moisture barrier primer lands at the top.

Garage SizeApproximate sfInstalled Cost Range
1-car garage200 to 250 sf$2,100 to $2,550 at 225 sf
2-car garage400 to 500 sf$4,000 to $4,900 at 450 sf
3-car garage600 to 750 sf$5,900 to $7,200 at 675 sf
4-car / shop bay800 to 1,200 sf$8,650 to $10,500 at 1,000 sf

Each total prices the flake floor at the middle of its size range. Prep, materials, and labor are in it. The drive is a separate line. Structural repair, old coating removal, and crack repair (if your slab has cracks) are not in these numbers. The Mississippi garage floor coatings page walks through how we put the floor down. This one is about price.

Does your part of North Mississippi change the price?

Our price list doesn’t change from town to town. What changes is the kind of job, the age of the slab, and how far we drive. Our North Mississippi team works out of Tupelo and covers the 662 area code: Tupelo, Oxford, Starkville, Columbus, Corinth, and Grenada.

Sub-RegionCitiesWhat moves the price
Tupelo Metro / Lee CountyTupelo, Saltillo, Verona, Pontotoc, PlantersvilleMostly home garages and barndo bays; newer Saltillo slabs usually have a vapor barrier
Oxford / Lafayette CountyOxford, Taylor, AbbevilleMore high-end decorative floors and a longer drive
Golden TriangleStarkville, Columbus, West Point, AberdeenPre-1990 Columbus slabs often need a moisture primer

Three things change a garage floor price from one part of North Mississippi to the next. First is the mix of jobs. Tupelo Metro is mostly home garages, with a lot of barndominiums in Lee County. Oxford leans toward high-spec decorative floors. It also has old retail spaces near the university made over into something new. The Golden Triangle brings light manufacturing and older buildings put to new use. Second is the slab. Newer slabs in Saltillo and Lafayette County usually sit on a vapor barrier. That’s a plastic sheet under the concrete that keeps ground water out. Pre-1990 slabs in Columbus and in downtown Tupelo’s old mill buildings often don’t. Third is the drive, which weighs most on jobs under 500 square feet. Oxford is 55 miles from our Tupelo team, Starkville is 60, and Columbus is 65. Weather counts too. North Mississippi runs 75 to 85 percent humidity much of the year, per NWS Memphis climate summaries. Damp clay ground runs across Lee, Pontotoc, and Monroe counties. It attacks any coating without a flexible polyaspartic topcoat. Cheap bids don’t plan for that.

What drives your final price?

1. The slab. It moves the price more than anything. A clean Saltillo or Lafayette County slab poured after 2010 needs only our normal diamond grinding. A 1980s slab in Tupelo’s mill district may be soaked with oil or carry a failed old coating, and we price that extra prep once we’ve seen it. If the slab reads above 3 lbs per 1,000 square feet per 24 hours on the ASTM F1869 calcium chloride test, it gets a moisture barrier primer at $1.80 a square foot. Crack repair is $2.55 a foot of crack.

2. Size. Bigger floors cost less per foot. Setup and the drive spread out over more concrete.

3. The system. Flake starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. Solid-color polyaspartic and full polyaspartic floors are priced per job, after we see the slab. A full polyaspartic floor is ready for your car in about 24 hours.

4. How thick it goes on. Our polyurea and polyaspartic system builds to 20 mils or more. A mil is a thousandth of an inch. Big-box kits go on at 3 to 5 mils with store-grade resin. That resin yellows in Mississippi sun and peels up under hot tires, which the trade calls hot tire pickup.

5. The drive. The crew comes from our Tupelo team. The quote tool figures that cost from your address.

The sub-$5 garage floor quote in North Mississippi

On a Mississippi home garage, a quote under $5 a square foot nearly always means the prep got cut. There's no diamond grinding and no moisture check, and no ASTM F1869 test when the slab calls for one. An acid etch takes the place of a real ground surface. The coating grips the weakest layer of the slab. Then 662-area humidity and damp from the Tombigbee basin start blistering it in 12 to 24 months, and you pay to coat the floor twice. For a yardstick, 64 home garage quotes in our older Oklahoma records had a median of $10.83 a square foot, and most landed between $7 and $14. Large commercial floors of 5,000 square feet or more can fairly drop to $3 to $5, but those are different jobs.

Which coating system fits your garage?

RESA means resin-encapsulated seamless aggregate. It’s our own family of resinous floor coatings, and it comes in three looks: RESA Flake, RESA Quartz, and RESA Metallic.

System TierBuild ThicknessMS Cost per sfBest For
Solid-color polyaspartic12 to 15 milPriced per jobUtility, fleet, interior shop
Flake epoxy + clear topcoat (RESA Flake)18 to 22 milFrom $8.46Residential garages, barndo bays
Metallic or quartz + clear topcoat (RESA Metallic, RESA Quartz)20 to 25 milMetallic from $5.96, quartz from $8.17Showrooms, hobby garages, fleet bays
Full polyaspartic (base + top)18 to 22 milPriced per jobSame-day reopen, summer installs

Flake is the most common home finish in North Mississippi. It makes up about 60 percent of our home bids in the 662 area. We toss color flake into the wet base coat until it can’t hold any more, which the trade calls broadcast to refusal. Then a clear topcoat locks the flake down.

A quick way to choose:

 • You need the garage back fast, or it’s a sticky Tupelo summer: full polyaspartic.
 • It’s a family garage or a barndo bay: flake.
 • You want a show garage in Oxford or Starkville, or a hobby shop: metallic or quartz.
 • It’s a utility bay or fleet shop that just needs a clean, sealed floor: solid-color polyaspartic.

Polyaspartic for fast turnaround

A full polyaspartic floor costs more than our flake build. In normal weather, you can walk on it in 4 to 6 hours and drive on it in about 24. Humidity slows epoxy cure a lot, so polyaspartic is usually the right call on a Tupelo or Oxford summer job. It also suits a shop bay that can't give up its floor for 2 to 3 days. And it handles North Mississippi winter jobs, when standard epoxy stalls below 50 degrees F.

Mississippi vs national averages

MarketRange per sf
Our flake floor, North Mississippi$8.55 to $10.39
Texas (metro)$4 to $8
California$6 to $12
National average$4 to $8

Our North Mississippi price runs a little above the national average. Older mill district slabs need more moisture work, and the humidity here is heavy. Our Memphis team prices West Tennessee from the same list. The national garage floor coating cost guide breaks down the other markets.

How far is Tupelo from your address, and what does that add?

The drive is its own line on your quote, charged per trip. We figure it from road miles between our Tupelo team and your job.

What is included in a quote?

A Bel Covo quote for a North Mississippi garage floor starts with diamond grinding to ICRI CSP 3. That’s the rough, even surface a coating needs to hold. We check every slab on site for moisture risk. Warning signs include a pre-1990 pour, water stains, or a failed old coating. If we find one, or if you ask, we add a calcium chloride test (ASTM F1869). We also set a humidity probe into the slab, per ASTM F2170. Next comes the full coating: primer, base coat, the broadcast layer, and a clear topcoat with anti-slip grit in it. The drive from Tupelo and the cleanup are on the quote too. Crack repair, joint repair, and a moisture barrier primer for slabs above 3 lbs go on only when your slab needs them. We price old coating removal and oil-soaked concrete after we see the floor. Structural repair and moving your equipment aren’t included. Pricing those apart keeps the base number honest.

Coating vs other Mississippi floor options

SurfaceInstalled (2-car)Lifespan
Professional coating$4,000 to $4,900 at 450 sf12 to 15 years
DIY big-box epoxy kit$200 to $4001 to 3 years
Interlocking garage tiles$2,000 to $4,0008 to 12 years
Polished concrete$2,100 to $3,400 at 450 sf20+ years
Stained concrete$1,100 to $2,950 at 450 sf5 to 10 years (reseal cycle)
Bare concrete (sealed)$700 to $1,700 at 450 sf2 to 4 years

Our coating, polish, stain, and sealer prices above are before the drive cost. A coating costs more up front than a kit, but it lasts 12 to 15 years. Over 12 years, a $300 kit that fails every 2 years costs $1,800. Add your own labor each time, and a moisture problem that still hasn’t been found. For shop floors and barndominium bays, see Mississippi polished concrete cost. If you’re still at the slab stage on a new build, Pour-4-Polish cuts the grinding prep up front.

Why do prices vary between contractors?

Surface prep depth. A $3 a square foot quote often skips diamond grinding and never looks at slab moisture. We grind every floor we coat and check every slab. We run the ASTM F1869 test when that check shows a warning sign or you ask.

Resin chemistry. Polyurea and polyaspartic stay flexible through freeze and thaw and hard sun. Acrylic blends turn yellow within a season.

Build thickness. A 20-plus mil system goes on to a spec you can measure. Big-box kits go on at 3 to 5 mils and carry the same name.

How do you get a quote?

The fastest way is our online quote tool. Enter your garage size, your address, the shape your floor is in, and the system you like. It gives back an installed price for your project. Odd conditions usually mean we come look first: moisture above 3 lbs per 1,000 square feet, structural damage, or a failed coating. We generally do that visit at no charge.

Frequently asked questions

How much does it cost to coat a 2-car garage floor in Mississippi?

A two-car garage in North Mississippi is most often 400 to 500 square feet. At 450 square feet, our flake floor costs $4,000 to $4,900 before the drive cost, our charge for getting a crew to you. Flake is what most Tupelo and Saltillo homes pick. The top of that range adds a moisture barrier primer for a damp slab. A metallic floor, the swirled, glossy look people want in an Oxford or Starkville show garage, starts at $5.96 a square foot. A plain solid-color polyaspartic floor is the budget pick for a clean, newer slab in Pontotoc or Lafayette County. We price that one per job, after we see the slab. A full polyaspartic floor costs more than the flake build, but you can park on it in about 24 hours. The flake build needs 48 to 72 hours.

Why does garage floor coating cost more in some Mississippi cities?

Three things move the price: the slab, the system, and the drive. The slab counts most. A Columbus slab poured before 1990, or an older one in Tupelo's mill district, often has no plastic vapor barrier under it. That slab can read 4 to 8 lbs per 1,000 square feet per 24 hours on the ASTM F1869 calcium chloride test. It needs a moisture barrier primer, at $1.80 a square foot, before any coating goes on. A 2024 builder slab in Saltillo or Oxford with a known vapor barrier needs only our normal diamond grinding. The system sets the rest. Flake starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. Solid-color and full polyaspartic floors get priced per job. We figure the drive from road miles between our Tupelo team and your address. We don't quote work in Jackson, the Delta, or the Gulf Coast right now. The miles run too long to keep a fair price per foot.

Does Mississippi humidity affect what I should pay for a coating?

Yes. North Mississippi sits at 75 to 85 percent relative humidity for much of the year. The Tombigbee basin also keeps the water table higher than in most of the inland South. A coating that ignores the damp coming up through the slab will blister and lift in 12 to 24 months. The cheap end of the market sells acrylic and single-pack epoxy at $2 to $3 a square foot, and those give out under North Mississippi moisture. A floor that lasts here also has to take summer dew points in the 70s, slab heat past 130 degrees, and road salt carried in off US-78 and I-22. Our flake floor starts at $8.46 a square foot. Go well under what a real system costs, and you'll most likely end up coating the floor twice. Polyaspartic topcoats stay bendable from below freezing to past 150 degrees, which suits every season in North Mississippi.

What is included in a Bel Covo Mississippi garage floor coating quote?

Each quote covers diamond grinding to ICRI CSP 3, a rough, even surface the coating can grab. It also covers a check of your slab, primer, base coat, the decorative layer (flake, quartz, or metallic pigment), a topcoat with anti-slip grit mixed in, the drive from our Tupelo team, and cleanup. If the check turns up a warning sign, or you ask for it, we add a moisture test per ASTM F1869 or a humidity probe per ASTM F2170. A few lines go on only if your slab needs them. Crack repair runs $2.55 a foot of crack. A moisture barrier primer, for slabs above 3 lbs per 1,000 square feet per 24 hours, runs $1.80 a square foot. We price old coating removal and oil-soaked concrete once we see the floor. Structural repair and moving your cars or equipment aren't part of it. Pricing those apart keeps the base number honest.

Can I save money by skipping diamond grinding on a Mississippi garage?

We don't recommend it. Prep decides about 80 percent of how long a coating lasts. We grind with a planetary grinder, a machine with several diamond heads that spin at once. It leaves an even CSP 3 profile over the whole slab, and that rough face is what the coating bonds to. A profile number alone doesn't prove the slab is ready. So we also drop water on the ground concrete. It should darken and soak in within 60 seconds. If it beads up, the surface is still closed, no matter what the grinder read. Acid etch kits leave a calcium residue and a patchy surface, so the coating bonds to that weak top layer and not to sound concrete. North Mississippi slabs already fight 75-plus percent humidity and moisture rising out of the clay basin. A poorly prepped coating here peels in 12 to 24 months. Grinding is built into our base price, so leaving it out wouldn't lower our quote. On a cheap bid, skipping it costs you a whole new coating within two years.
