What does garage floor coating cost in Tennessee?

Garage floor coating cost in Tennessee starts at $8.46 a square foot for our flake floor, RESA Flake. A two-car garage here is usually 400 to 500 square feet. At 450 square feet, the flake floor comes to $4,000 to $4,900 before the drive cost, which is what we charge to get the crew to your house.

With setup counted in, the flake floor runs $8.55 to $10.39 a square foot. The low end is a sound slab. The high end adds a moisture barrier primer for an older, damp slab. Because that range counts setup, the start price above sits a little under it.

Garage SizeApproximate sfInstalled Cost Range
1-car garage200 to 250 sf$2,100 to $2,550 at 225 sf
2-car garage400 to 500 sf$4,000 to $4,900 at 450 sf
3-car garage600 to 750 sf$5,900 to $7,200 at 675 sf
4-car / shop bay800 to 1,200 sf$8,650 to $10,500 at 1,000 sf

Each total prices the flake floor at the middle of its size range, with prep, materials, and labor in it. The drive cost is its own line on top. Structural repair, old coating removal, and crack repair (when your slab has cracks) aren’t in these numbers. The Tennessee garage floor coatings page covers how we do the work. This page sticks to price.

Does your part of Tennessee change the price?

We work from one price list across the whole state. What changes is the kind of job, the age of the slab, and how far we drive. Our Memphis team covers West Tennessee, east on I-40 to Jackson, north to Dyersburg, and south into DeSoto County. Our teams in Nashville, Knoxville, and Chattanooga handle Middle and East Tennessee.

Sub-RegionCitiesWhat moves the price
Memphis metro / Shelby CountyMemphis, Collierville, Bartlett, Germantown, ArlingtonOlder Memphis and Bartlett slabs often need a moisture primer
I-40 corridor / West TN ruralJackson, Dyersburg, Brownsville, CovingtonBig barndo and shop floors spread the setup, but the drive runs longer
Border regionDeSoto County, just over the Mississippi lineA short drive from Memphis

Three things change a garage floor price from one part of West Tennessee to the next. The first is the kind of job. The Memphis metro is mostly home garages plus Memphis area freight and commercial work, and the I-40 towns bring barndominiums and shop bays. The second is the slab. Newer slabs in Collierville and Germantown usually sit on a vapor barrier, a plastic sheet laid under the concrete to keep ground water out. Many pre-1990 slabs in Memphis proper and older Bartlett have none. The third is the drive on jobs under 500 square feet, where the trip is a bigger share of the bill. Bartlett is 15 miles from our Memphis team, Collierville is 28, and Covington is 40. Weather counts too. Memphis runs 70 to 80 percent humidity much of the year, per NWS Memphis climate summaries. Road salt off I-40 and I-55 eats at any coating without a flexible topcoat.

What drives your final price?

1. The slab. This moves the price the most. A clean Collierville or Arlington slab poured after 2010 needs only our standard diamond grinding. A 1980s slab in Memphis proper may have soaked-in oil or a failed old coating, and we price that extra prep once we’ve seen it. If the slab reads above 3 lbs per 1,000 square feet per 24 hours on the ASTM F1869 calcium chloride test, it gets a moisture barrier primer at $1.80 a square foot. Crack repair is $2.55 a foot of crack.

2. Size. A bigger floor costs less per foot, because setup and the drive get spread over more concrete.

3. The system. Our flake floor starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. Solid-color polyaspartic and full polyaspartic floors are priced per job, after we’ve seen the slab.

4. How thick it goes on. Our flake floor builds 18 to 22 mils, and metallic builds 20 to 25 mils. One mil is a thousandth of an inch. Big-box kits go on at 3 to 5 mils, and they turn yellow in West Tennessee sun.

5. The drive. The crew comes from our team nearest you. The quote tool figures that cost from your address.

The sub-$5 garage floor quote in Tennessee

On a Tennessee home garage, a bid under $5 a square foot almost always means the prep got cut. There's no diamond grinding, no moisture check, and no ASTM F1869 test when the slab calls for one. An acid etch stands in for a ground surface. The coating grabs the weakest layer of the slab, and Mid-South damp and road salt start lifting it in 12 to 24 months. Then you pay to coat the floor twice. For scale, 64 home garage quotes from our older Oklahoma jobs had a median of $10.83 a square foot, and most fell between $7 and $14. Big commercial floors of 5,000 square feet or more can fairly drop to $3 to $5, but those are different jobs.

Which coating system fits your garage?

RESA stands for resin-encapsulated seamless aggregate. That’s our own line of resinous floor coatings: RESA Flake, RESA Quartz, and RESA Metallic.

The flake floor is the most common West Tennessee home finish. It makes up about 60 percent of our Memphis-area home bids. We throw color flake into the wet base until the base won’t take any more, then lock it all down under a clear topcoat.

If you want to choose fast:

 • You need the garage back in a day, or it’s a Memphis summer: full polyaspartic.
 • It’s a family garage or a barndo bay: the flake floor.
 • You want a swirled, glossy look, or it’s a hobby garage: metallic or quartz.
 • It’s a utility bay or an inside shop that just needs a clean, sealed floor: solid-color polyaspartic.

Polyaspartic for fast turnaround

A full polyaspartic floor costs more than our flake build. But you can walk on it in 4 to 6 hours and drive on it in 24. That makes it the right call for a Memphis summer job, since humidity slows how epoxy cures. It also fits fleet bays that can't give up the floor for 2 to 3 days. And it works for West Tennessee winter jobs, when epoxy stalls below 50 degrees F.

Tennessee vs national averages

MarketRange per sf
Our flake floor, Tennessee$8.55 to $10.39
Texas (metro)$4 to $8
California$6 to $12
National average$4 to $8

Our Tennessee price sits above the national average. Older Memphis slabs need more moisture work, and there’s more Memphis area freight and commercial work. The national garage floor coating cost guide breaks down the other markets.

Does where you live around Memphis change the price?

A little. The drive cost is its own line on the quote. We figure it from road miles between our Memphis team and your address, and it’s charged per trip.

What is included in a quote?

A Bel Covo quote for a Tennessee garage floor starts with diamond grinding to ICRI CSP 3, a rough, even surface the coating can grip. We look over every slab for moisture risk. If that look turns up a pre-1990 pour, water stains, or a failed old coating, or if you ask, we add a calcium chloride test (ASTM F1869) and set a humidity probe into the slab, per ASTM F2170. Then comes the full coating: primer, base coat, the broadcast layer, and a clear topcoat with anti-slip grit in it. The drive from our team and the cleanup are on the quote too. Crack repair, joint repair, and a moisture barrier primer for slabs above 3 lbs go on only when your slab needs them. We price old coating removal and oil cleanup after we see the floor. Structural repair and moving your equipment aren’t included. Keeping those apart keeps the base number honest.

Coating vs other Tennessee floor options

SurfaceInstalled (2-car)Lifespan
Professional coating$4,000 to $4,900 at 450 sf12 to 15 years
DIY big-box epoxy kit$200 to $4001 to 3 years
Interlocking garage tiles$2,000 to $4,0008 to 12 years
Polished concrete$2,100 to $3,400 at 450 sf20+ years
Bare concrete (sealed)$700 to $1,7002 to 4 years

Our coating and polish prices above are before the drive cost. A coating costs more up front than a kit, but it lasts 12 to 15 years. A $300 kit that fails every 2 years costs $1,800 over those same 12 years, plus your labor each time and a Mid-South moisture problem left to figure out. For shop floors and barndominium bays, see Tennessee polished concrete cost. If you’re still at the slab stage on new construction, Pour-4-Polish cuts the prep cost for a coating later.

How do you get a quote?

The quickest path is our online quote tool. Type in your garage size, your address, what shape the slab is in, and the system you like. It gives back an installed price for your Tennessee garage. If the slab has moisture above 3 lbs per 1,000 square feet, structural damage, or a failed coating, we’ll come look at it at no charge.

Frequently asked questions

How much does it cost to coat a 2-car garage floor in Tennessee?

Most two-car garages in Tennessee are 400 to 500 square feet. At 450 square feet, our flake floor comes to $4,000 to $4,900 before the drive cost. The top of that range adds a moisture barrier primer, which an older Memphis or Bartlett slab may need. A metallic floor starts at $5.96 a square foot, which is below flake on our list. People pick it for the swirled, glossy look, like in a Germantown hobby garage. A solid-color polyaspartic floor is the budget pick on a clean, newer slab in Bartlett or Arlington, and we price it per job once we've seen the slab. A full polyaspartic floor costs more than the flake build. You can park on it in 24 hours, though, where the epoxy build needs 48 to 72.

Why does garage floor coating cost more in some Tennessee cities?

Three things move the price: the slab, the system, and the drive. The slab matters most. A pre-1990 slab in Memphis proper, or an older Bartlett slab with no plastic vapor barrier under it, can read 4 to 8 lbs per 1,000 square feet per 24 hours on the ASTM F1869 calcium chloride test. That slab needs a moisture barrier primer, at $1.80 a square foot, before any coating goes down. A new 2024 Collierville builder slab with a known vapor barrier needs only our standard diamond grinding. The system sets the rest. Our flake floor starts at $8.46 a square foot, metallic at $5.96, and quartz at $8.17. Solid-color and full polyaspartic floors are priced per job. The drive is its own line, figured from road miles to your address.

Does Memphis humidity affect what I should pay for a coating?

Yes. Memphis runs 70 to 80 percent relative humidity for much of the year. The Mississippi River basin also keeps the water table higher than in most of the Mid-South. A coating that ignores the damp pushing up through the slab will blister and lift within 12 to 24 months. The cheap end of the market sells acrylic and single-pack epoxy at $2 to $3 a square foot, and those give out under West Tennessee moisture. A floor that lasts here also has to take summer slab heat past 130 degrees and road salt tracked in off I-40 and I-55. Our flake floor starts at $8.46 a square foot. Pay much less than a real system costs, and you'll likely pay to coat the floor twice. A polyaspartic topcoat stays flexible from below freezing to past 150 degrees, so it fits the whole West Tennessee year.

What is included in a Bel Covo Tennessee garage floor coating quote?

Every quote covers diamond grinding to ICRI CSP 3, which means the slab is ground rough enough for the coating to hold. It also covers a look at your slab, primer, base coat, the decorative layer (flake, quartz, or metallic pigment), a topcoat with anti-slip grit in it, the drive to your address, and cleanup. If the look shows a warning sign, or you ask, we add a moisture test per ASTM F1869 and a humidity probe per ASTM F2170. Some lines go on only when your slab needs them. Crack repair is $2.55 a foot of crack. A moisture barrier primer, for slabs above 3 lbs per 1,000 square feet per 24 hours, is $1.80 a square foot. We price old coating removal and oil cleanup after we see the floor. Structural repair and moving your cars or equipment aren't covered.

Can I save money by skipping diamond grinding on a Memphis garage?

We don't recommend it. Prep decides roughly 80 percent of how long a coating lasts. A planetary grinder, a machine with several diamond heads spinning at once, leaves an even CSP 3 profile across the whole slab, and that is what the coating locks onto. A profile number alone doesn't prove the resin will take. So we also drop water on the ground surface. It should darken the concrete and soak in within a minute. Acid etch kits leave a calcium residue and an uneven surface, and the coating bonds to that weak layer instead of sound concrete. West Tennessee slabs already fight 70-plus percent humidity and road salt off I-40 and I-55, so a poorly prepped coating peels in 12 to 24 months. Grinding is part of our base price, so dropping it saves you nothing on our quote. On a cheap bid, skipping it costs you a full re-coat within two years.
